Project Manager – Residential Retrofit / SEAI Warmer Homes

DMT Renewables Ltd is an established energy retrofit contractor based in Tallaght, Dublin, specialising in residential energy efficiency and deep retrofit works.
We deliver a wide range of energy upgrades including External Wall Insulation, Internal Wall Insulation, Cavity Wall Insulation, attic insulation, ventilation, airtightness, windows and doors, heating systems, heat pumps and Solar PV.
DMT Renewables delivers residential retrofit projects under programmes including the SEAI Warmer Homes Scheme, Local Authority programmes and other energy retrofit schemes.
Due to continued growth and a strong pipeline of work, we are seeking an experienced Project Manager to join our delivery team.
The Role
The Project Manager will take responsibility for an allocated portfolio of residential retrofit projects, managing each property from pre\-construction and survey handover through installation, quality assurance, remedial works and final project close\-out.
This is not solely a site\-supervision role. The successful candidate will be expected to take ownership of programme delivery, workmanship, subcontractor performance, project records, variations and the timely progression of each property through to completion.
You will work closely with our Senior Project Manager, Works Coordinator, Surveyor, administration team, subcontractors and homeowners.
Key Responsibilities
- Manage an allocated portfolio of residential energy retrofit projects.
- Plan, programme and coordinate works across multiple properties simultaneously.
- Coordinate subcontractors carrying out works including:
- External Wall Insulation (EWI)
- Internal Wall Insulation (IWI)
- Cavity Wall Insulation (CWI)
- Attic insulation
- Windows and doors
- Ventilation
- Airtightness
- Heating and heat pump installations
- Solar PV
- Review work orders, surveys and project information before works commence.
- Identify discrepancies between surveyed works, site conditions and project requirements.
- Prepare and submit variations where additional or amended works are required.
- Carry out regular site inspections and quality checks.
- Complete pre\-QA inspections and ensure works meet DMT, SEAI and project requirements before submission for external QA.
- Manage QA defects, snagging and remedial works through to satisfactory completion.
- Ensure appropriate photographic evidence, measurements, sketches and supporting information are recorded.
- Monitor subcontractor workmanship, productivity, programme performance and compliance.
- Ensure works are carried out in the correct sequence and that properties are ready before contractors are allocated.
- Identify project delays or blockers and take appropriate action to progress works.
- Coordinate with internal staff in relation to utility works, access arrangements and programme requirements.
- Maintain accurate and up\-to\-date project information using DMT's digital project management systems, including BCR Comply.
- Communicate professionally with homeowners regarding proposed works, access requirements, programme dates and any issues arising during construction.
- Assess access, site conditions and Health \& Safety requirements prior to and during works.
- Ensure compliance with relevant Irish Building Regulations, S.R. 54, SEAI requirements, NSAI\-certified systems, manufacturer installation requirements and project\-specific designs.
- Attend project and operational meetings and provide clear updates on progress, delays, risks and outstanding actions.
- Drive projects through QA, close\-out and completion without unnecessary delays.
- Ensure all required project records and completion information are available for final handover.
- Previous experience as a Project Manager, Site Manager, Contracts Manager, Construction Manager or similar role within construction, residential development or energy retrofit.
- Strong practical knowledge of construction processes and subcontractor management.
- Ability to manage a number of live projects or properties simultaneously.
- Strong understanding of construction quality control and defect management.
- Ability to read drawings, specifications and technical construction information.
- Strong organisational and time\-management skills.
- Ability to identify problems on site and take ownership of resolving them.
- Excellent communication skills when dealing with homeowners, subcontractors and colleagues.
- Comfortable using mobile applications and digital project\-management systems.
- Valid Safe Pass.
- Full clean Irish driving licence.

Location: Tallaght, Dublin, with travel to residential project sites.
Work Location: On the road / site based with attendance at DMT's Tallaght office as required.
DMT Renewables Ltd is looking for an organised, technically capable Project Manager who will take ownership of their projects and ensure homes are progressed efficiently from commencement through to successful completion.
Pay: €55,000\.00\-€90,000\.00 per year
