Industrial & Construction Cleaning Operations Manager

Job Purpose

To strategically manage, plan, and deliver specialised high\-hazard industrial cleaning and post\-construction sparkle/handover cleans across the West Midlands and surrounding regions. The role ensures absolute adherence to UK health and safety frameworks, secures target profit margins, and manages key client relationships.

Key Responsibilities

1\. Operations \& Project Handover

• Post\-Construction Mobilisation: Lead final\-stage builders' cleans and "sparkle cleans" on major construction frameworks across Birmingham and the Midlands.


• Industrial Site Support: Manage continuous or shutdown deep\-cleaning contracts for processing factories, warehouses, and logistics hubs.


• Equipment Control: Direct the allocation and tracking of regional fleet vehicles and plant equipment (e.g., ride\-on scrubber dryers, high\-pressure jetters, ATEX\-rated vacuums).

• RAMS \& COSHH: Draft, review, and strictly implement site\-specific Risk Assessments, Method Statements (RAMS), and Control of Substances Hazardous to Health (COSHH) documentation before project kickoff.


• High\-Hazard Working: Enforce tight safety boundaries regarding working at height, confined spaces (silos, tanks), and the safe handling or disposal of industrial wastewater in line with UK Environment Agency guidelines.


• Accreditation Standards: Maintain site standards aligned with industry frameworks such as BICSc (British Institute of Cleaning Science) and ISO 9001/14001 compliance.

• SLA \& KPI Audits: Ensure full delivery on Service Level Agreements (SLAs) using automated photographic audit platforms to report progress to principal contractors and clients.


• Escalation Lead: Act as the primary local point of contact for project directors, resolving operational challenges or scheduling delays immediately.

• Workforce Scheduling: Coordinate multi\-site cleaning teams, field supervisors, and flexible agency labour to cover demanding night shifts or sudden construction handover adjustments.


• Cost Management: Track real\-time labour costs and chemical usage to protect single\-project gross profit margins.

Experience \& Technical Skills

• Industry Background: Minimum 3 years of supervisory or operations management experience specifically within UK industrial cleaning, specialist commercial cleaning, or construction site management.


• Technical Know\-How: Strong understanding of heavy\-duty jetting systems, industrial chemical deployment, and post\-build window/cladding cleaning systems.


• Certifications (Essential):


• CSCS


• SSSTS


• IOSH Managing Safely or NEBOSH General Certificate.


• Certifications (Preferred): BICSc Assessor status, IPAF (for mobile elevating work platforms), or PASMA (for scaffold towers).


• Licensing: Valid, clean UK Driving Licence is mandatory for extensive local site travel.

• Flexibility: Willingness to work irregular patterns, including weekends and night\-shift handovers, to match tight construction timelines.


• Local Geography: Familiarity with the West Midlands motorway network (M5, M6, M42\) for rapid multi\-site team coordination.


• IT Literacy: Competence using spreadsheets (Microsoft Excel), workforce management tech, and digital auditing software.

Pay: £40,000\.00 per year
