Handyman / Maintenance Operative – Residential Development
About the role
We are looking for a reliable and experienced Handyman / Maintenance Operative to support the daily running of a new residential development in East London.
This is a varied, practical role for an all\-rounder who takes pride in maintaining a safe, tidy and well\-presented building. You will combine general maintenance and minor repairs with everyday estate duties, including taking out bins, maintaining communal areas and helping the on\-site team manage daily tasks.
You should be comfortable working independently, identifying issues and following jobs through to completion, while providing a friendly and professional service to residents.
Key responsibilities
General maintenance and repairs
- Carry out minor repairs across communal areas, including basic plumbing, carpentry, painting, decorating, filling and touch\-up work.
- Repair or replace everyday fixtures and fittings, including handles, hinges, shelves and signage, within your competence and authorisation.
- Investigate reported maintenance issues, complete straightforward repairs and refer more complex faults to the Development Manager or specialist contractors.
- Complete scheduled preventative maintenance and routine checks in line with site procedures and training.
- Identify and record snagging issues and defects associated with the new development, supporting follow\-up with the developer and contractors.
- Take out refuse and recycling bins for collection and return them to their designated locations afterwards.
- Keep bin stores clean, organised and accessible, reporting overflowing bins, missed collections or incorrectly disposed waste.
- Support recycling arrangements and report bulky items requiring a separate collection.
- Keep entrances, pathways, courtyards and other communal spaces tidy through litter picking, sweeping and basic cleaning.
- Assist with pressure washing, seasonal upkeep and light grounds maintenance where required and appropriately trained.
- Respond promptly to spillages and obstructions, keeping access routes clear and safe.
- Carry out daily walk\-rounds to identify damage, defects, leaks and other issues requiring attention.
- Organise and prioritise daily tasks with the Development Manager, balancing planned work with urgent requests.
- Maintain accurate records of inspections, completed repairs and outstanding jobs, including photographs where helpful.
- Assist contractors with authorised access and provide updates on outstanding maintenance work.
- Help with moving site equipment, supplies and furniture using appropriate equipment and safe handling methods.
- Monitor stocks of materials and consumables, requesting replacements before supplies run out.
- Support the wider on\-site team with other reasonable duties relevant to the role.
- Follow site health and safety procedures, use the required protective equipment and keep tools and work areas secure.
- Report hazards, incidents and urgent defects promptly.
- Undertake work only within your training and competence; specialist electrical, gas and other restricted work must be referred to appropriately qualified contractors.
- Treat residents, visitors and colleagues respectfully, maintaining professional presentation and protecting residents’ privacy.
- Previous experience as a handyman, maintenance operative, caretaker or in a similar practical role.
- A broad range of general maintenance skills and confidence using hand and power tools safely.
- Experience within a residential development, managed building, hotel or similar environment is desirable.
- A practical approach to problem\-solving, good attention to detail and the ability to manage changing priorities.
- Willingness to undertake the full range of duties, including waste management and general site upkeep.
- Clear communication skills and the ability to maintain basic written or digital job records.
- Ability to carry out the practical duties safely, with reasonable adjustments where required.
- Based locally or within a manageable commuting distance of Bethnal Green, with the ability to arrive reliably for an 08:00 start.
- Available to start within two weeks.
- The right to work in the UK, subject to the appropriate checks before employment begins.
