The Opportunity: We're seeking a talented Commercial Manager / Senior Quantity Surveyor /
Associate Director to lead our commercial function. You'll manage multiple projects, from
strategic infrastructure for residential consortia to mixed residential and commercial
developments. Specialising in bespoke services, we build trusted partnerships with key
clients, including PLC housebuilders, residential consortia, private developers, land agents,
landowners, and investors—much of it repeat business through frameworks or negotiations.
This role is ideal for someone with leadership ambitions, offering genuine progression to
directorship and equity. Based in our Leicestershire office with flexible working, you'll travel to
projects as needed.
Key Responsibilities: Your role will evolve with business needs, but core duties include:
- Client Relations \& Business Development:

o Build lasting relationships to ensure satisfaction and promote our services.
o Identify and pursue new opportunities through networking, marketing, and
tendering.
- Commercial Team Leadership:

o Independently handle cost estimating, tendering, procurement, contract
administration (e.g., JCT, NEC), valuations, variations, cost plans, reporting,
and final accounts.
o Act as Employer's Agent on Design \& Build projects, ensuring contractual
compliance.
o Manage project documentation, prioritise tasks across multiple projects, and
deliver on time.
- Project Management \& Quality Assurance:
sustainability practices.
o Implement robust quality management, procedures, and project systems
(e.g., integrating BIM tools).
- Company Strategy \& Efficiency:
improvements.
- Personal Development:
Desired Skills and Experience:
- Qualifications: BSc/MSc in Quantity Surveying, Construction Cost Management, or
- Experience: 5\-10\+ years in quantity surveying/commercial management, with proven
- Skills: Strategic and analytical thinking; strong problem\-solving; excellent
attention to detail; commercial acumen and negotiation prowess.
- Other: Full UK driving license, own vehicle, and willingness to travel.
- Pre\-contract management experience
- Understanding of the JCT/NEC suite of contracts
- Cost management
- Risk management
- Key commercial issues on projects
- Programme and budget management
- Liaising with Project and Statutory Stakeholders
- Developing bespoke project documentation (e.g. Procurement Strategies /
- Chairing project meetings
- Project Governance procedures
- Developing consultant briefs and managing large multi\-disciplinary teams
- An understanding of the UK planning process (e.g. EIA, ES, discharging conditions)
- Government / combined authorities funding and process Liaising with stakeholders and interest groups (e.g. community groups, etc.)
- Procurement legislation
