Operations Director – Residential Design \& Build

Location: Dublin, Co. Dublin

As part of our continued growth, we are seeking an experienced Operations Director to lead the day\-to\-day operation of the business while reporting directly to the Board of Directors.

About the Role

This is a senior leadership position with responsibility for the overall performance of the company.

The Operations Director will lead the senior management team and ensure every department operates efficiently, collaboratively and profitably.

The role is focused on leadership, systems, accountability and performance—not day\-to\-day project management.

The successful candidate will oversee the entire BuildTech operation, including:

  • Pre\-construction

  • Design

  • Procurement

  • Construction

  • Commercial performance

  • Administration

  • Recruitment

  • Health \& Safety
Reporting Structure

Reporting to:

Board of Directors

Direct Reports:

  • Construction Manager

  • Technical Director

  • Commercial Manager

  • Procurement

  • Accounts

  • HR (future)

  • Health \& Safety (future)
Key Responsibilities Leadership

Lead the senior management team.

Develop a culture of accountability, professionalism and continuous improvement.

Ensure each department is performing to agreed KPIs.

Operational Management

Take responsibility for the day\-to\-day running of BuildTech.

Ensure all departments work together efficiently from enquiry through to project completion.

Remove operational bottlenecks before they affect project delivery.

Commercial Performance

Take ownership of:

  • profitability

  • cash flow

  • project margins

  • overhead control
Review company performance weekly with the senior management team.

Report monthly to the Board.

Construction Oversight

Provide strategic oversight of all live projects.

Support the Construction Manager in maintaining:

  • programme

  • quality

  • productivity

  • client satisfaction
Escalate only where management intervention is required.

Pre\-Construction

Ensure effective collaboration between:

  • Sales

  • Cost Planning

  • Architecture

  • Engineering
Maintain smooth transition from design into construction.

People Leadership

Recruit, mentor and develop senior managers.

Create a high\-performance culture.

Drive accountability throughout the organisation.

Systems \& Continuous Improvement

Improve:

  • operational systems

  • reporting

  • KPIs

  • standard operating procedures
Build a scalable business capable of continued growth.

Candidate Profile

We are looking for an experienced construction leader who combines operational expertise with strong commercial and leadership ability.

The successful candidate will likely have progressed from a construction background into senior operational management.

Essential Experience

  • Minimum 20 years' experience within the construction industry.

  • Significant experience managing construction teams.

  • Experience leading multiple live residential projects simultaneously.

  • Experience managing senior managers.

  • Strong commercial awareness.

  • Excellent organisational skills.

  • Strong leadership and decision\-making ability.

  • Trade to Construction Managment

  • Construction Management

  • Quantity Surveying

  • Engineering

  • Building Surveying

  • Architecture (with strong operational experience)
Professional qualifications are desirable but practical leadership experience within a residential construction business is considered equally valuable.

The Opportunity

Pay: €100,000\.00\-€130,000\.00 per year
