Responsibilities
- Develop and implement strategic plans to achieve sales targets and expand our lettings portfolio.
- Lead and supervise the sales, lettings, and operational teams to ensure high levels of performance and customer satisfaction.
- Oversee day\-to\-day operations, ensuring compliance with company policies, industry regulations, and quality standards.
- Build strong relationships with clients, tenants, vendors, and stakeholders to promote business growth.
- Analyse market trends and competitor activity to identify opportunities for expansion and improvement.
- Manage budgets, forecasts, and financial reports to optimise profitability.
- Drive marketing initiatives to enhance brand visibility and attract new clients.
- Ensure effective training programmes are in place to develop team skills and knowledge.
- Lead by example in maintaining high standards of professionalism, integrity, and organisational culture.
- Proven supervising experience within the property sales or lettings sector.
- Demonstrable management skills with a track record of leading successful teams.
- Strong leadership qualities with the ability to motivate staff and foster a collaborative environment.
- Excellent organisational skills with the ability to prioritise tasks effectively under pressure.
- Sound understanding of property legislation, market dynamics, and operational best practices.
- Exceptional communication skills—both written and verbal—with the ability to negotiate confidently.
- A proactive approach with strong problem\-solving capabilities.
- Relevant management qualifications or industry accreditations are desirable but not essential.
Key ResponsibilitiesLeadership \& Business Management
- Oversee the daily operations of the business across Sales, Lettings and Property Management.
- Lead, mentor and develop high\-performing teams.
- Monitor KPIs, revenue targets and departmental performance.
- Implement systems and processes to improve efficiency and profitability.
- Work closely with Directors on business strategy and growth initiatives.
- Ensure exceptional levels of customer service are maintained across the business.
- Support negotiators with complex transactions and high\-value negotiations.
- Oversee residential sales and lettings pipelines.
- Assist with pricing strategy, valuations and market positioning.
- Ensure compliance with all relevant property legislation.
- Identify opportunities to increase instructions, revenue and market share.
- Manage off\-plan sales processes from reservation through to completion.
- Liaise with developers, solicitors, mortgage brokers and purchasers.
- Coordinate exchanges and legal progression.
- Maintain relationships with developer clients and identify future opportunities.
- Oversee legal progression across sales transactions.
- Resolve complex conveyancing issues where required.
- Ensure AML, compliance and regulatory standards are maintained.
- Work with solicitors and external advisers to facilitate smooth transactions.
- Lead internal business improvement projects.
- Manage office relocations, refurbishments and fit\-out projects.
- Coordinate contractors, suppliers and project timelines.
- Oversee procurement and operational budgets.
- Implement new software systems and operational processes where appropriate.
- Identify new commercial opportunities.
- Strengthen relationships with developers and key stakeholders.
- Support marketing initiatives and company branding.
- Represent the business at networking events and industry functions.
- Minimum 7 years' experience within residential estate agency.
- Strong background in both Sales and Lettings.
- Experience managing high\-performing teams.
- Excellent understanding of conveyancing and legal progression.
- Previous experience working with off\-plan developments.
- Experience delivering operational or office projects.
- Commercially minded with strong financial awareness.
- Excellent organisational and project management skills.
- Strong leadership and decision\-making ability.
- Outstanding communication and negotiation skills.
- ARLA, NAEA or equivalent industry qualifications.
- Experience within Prime Central London or premium developments.
- Experience using CRM systems such as Alto, Reapit or similar.
- Knowledge of property management operations.
- Experience opening or scaling estate agency offices.
- High\-performing, motivated Sales and Lettings teams.
- Smooth operational processes across the business.
- Efficient legal progression and transaction management.
- Successful delivery of office and operational projects.
- Strong client satisfaction and retention.
