General Manager – Local Authority \& Landlord Partnerships

Role Overview
Fusion Lets is seeking a commercially driven and relationship\-focused General Manager to lead the growth of our local authority partnerships and landlord portfolio across Luton, Croydon and surrounding areas.
This role is responsible for driving council procurement opportunities, securing and managing landlord relationships, and leading a high\-performing business development and acquisitions team. The successful candidate will play a pivotal role in expanding the company’s temporary accommodation and guaranteed rent portfolio while ensuring strong operational alignment between council demand and property supply.
The role will typically involve working in Croydon two days per week and Luton three days per week, although flexibility is essential to accommodate landlord meetings, council appointments and operational priorities.
Key Responsibilities.
1\. Council Opportunities \& Partnerships
- Identify, develop and maintain strong working relationships with local authority stakeholders, particularly within Housing Needs, Procurement and Temporary Accommodation teams.
- Actively network with councils and housing partners to identify new business opportunities and procurement frameworks.
- Lead on tender submissions, procurement processes and approved supplier onboarding requirements.
- Represent Fusion Lets professionally as the lead ambassador for the business when engaging with local authorities and strategic partners.
- Secure high\-volume leasing agreements and framework contracts aligned to company growth objectives.
- Maintain awareness of local authority housing pressures, market changes and funding opportunities.
- Proactively source and acquire private landlords through networking, local marketing initiatives, referrals and direct outreach.
- Conduct property assessments and evaluate rental yields and suitability for temporary accommodation or guaranteed rent schemes.
- Present and promote the benefits of the Fusion Lets Guaranteed Rent offering, including guaranteed income, reduced void periods and fully managed services.
- Manage landlords through the onboarding process, ensuring all compliance, legal and contractual requirements are completed.
- Renegotiate and renew existing landlord agreements to support long\-term portfolio stability and retention.
- Build strong, lasting landlord relationships to encourage portfolio growth and repeat business.
- Lead, manage and support the Business Development Manager to ensure successful council procurement and onboarding activity.
- Manage and motivate the landlord acquisition/sales team to achieve monthly property acquisition targets.
- Coach and develop team members in negotiation, objection handling, relationship management and closing techniques.
- Set clear KPIs and performance expectations across the team.
- Conduct regular one\-to\-ones, performance reviews and weekly pipeline meetings.
- Ensure effective coordination between council referrals and available housing stock.
- Produce regular reports on pipeline performance, sales forecasts, portfolio growth and revenue metrics for the Executive Directors.
- Continuously improve sales approaches, outreach strategies and marketing collateral.
Performance and commission structures will be linked to the achievement of key business objectives, including:
- Number of local authority contracts/framework agreements secured.
- Number of private landlords signed to guaranteed rent agreements.
- Growth in managed property portfolio and total units secured.
- Occupancy levels and reduction of void periods.
- Revenue growth generated through portfolio expansion.
- Retention and renewal of landlord agreements.
- Team performance against acquisition and onboarding targets.
- Proven experience within property, lettings, housing, temporary accommodation or local authority partnerships.
- Strong understanding of local authority procurement and housing needs processes.
- Demonstrable experience in business development, account management or landlord acquisition.
- Experience managing or leading sales, acquisitions or operational teams.
- Commercially astute with strong negotiation and relationship\-building skills.
- Confident communicator with the ability to influence senior stakeholders and landlords alike.
- Highly organised with the ability to manage multiple priorities and pipelines.
- Full UK driving licence and willingness to travel between locations.
- Experience within guaranteed rent or social housing models.
- Knowledge of housing compliance and property standards.
- Existing relationships within local authorities or housing associations.
- Understanding of temporary accommodation legislation and housing pressures.
The successful candidate will rapidly strengthen Fusion Lets’ presence within local authorities, grow the landlord portfolio sustainably, improve occupancy levels and build a high\-performing acquisitions function capable of supporting long\-term business growth.
Pay: £45,000\.00\-£50,000\.00 per year
