We're opening a brand\-new, state of the art self storage facility in Mansfield. We need someone exceptional to make it thrive. Not a caretaker. Not a clock watcher. A leader.

What you will be doing:
You'll fill the building. Self\-storage units and light\-industrial spaces all yours to market, sell, and keep occupied. The emptier it is, the harder you work. The fuller it gets, the more you earn.
You'll think like a founder. Run guerrilla marketing campaigns. Build partnerships with local businesses. Host community events. Create buzz. Whatever it takes to drive demand and keep revenue climbing.
You'll own the customer experience. Every enquiry, every viewing, every contract. You're the face of the facility. Make people want to stay, refer others, and come back.
You'll manage the operation. Day to day site management, security, maintenance coordination, supplier relationships. Keep standards high, costs smart, and the place running like clockwork.
You'll report results, not excuses. Track occupancy, revenue, and KPIs. Show senior leadership what's working. Own what isn't. Adapt fast.
Who we are looking for:
You don't need a perfect CV. You need the right mindset.
- Self starters only. You see opportunities where others see obstacles. You don't wait for permission, you make things happen.
- Commercial instinct. You understand how to drive revenue, whether through direct sales, creative marketing, or building partnerships that matter.
- Marketing brain. Social media, local campaigns, word of mouth you know how to get attention without a massive budget.
- People skills that convert. You can turn an enquiry into a booking and a customer into a long term relationship.
- Experience that counts. Background in self\-storage, property/facilities management, sales, or similar environments where filling space and managing operations was your responsibility.
- Organised and independent. You don't need hand holding. You manage your time, prioritise ruthlessly, and deliver without being micromanaged.
- Weekend flexibility. This is a customer\-facing role. Some weekend work comes with the territory.
Competitive base salary reflective of your experience and capability.
Earn up to a 30% bonus on top of your base salary. Your bonus grows as the facility's performance improves; this is a significant, results driven reward.

Salary: up to £35,000 Plus performance bonus Location: In person, Mansfield
