The role

A new career opportunity exists with Orbit Homes for a Commercial Director to lead commercial activities and new business deals across our three regions. As the Commercial Director you will lead the Orbit Homes commercial teams to add value to our growth by identifying new commercial opportunities and creating strategic commercial direction.

This role is part of Orbit Homes where you'll join a 5\* housebuilder (HBF) and help us to build new affordable, well\-designed and energy efficient homes in a sustainable way.

What you'll achieve

The Commercial Director will have overall accountability for Orbit Homes expenditure, ensuring cost effective acquisition principles are used and create a cohesive approach across all regional teams that supports the delivery of Orbit Homes 5\-year plan.

  • Support, develop and lead all commercial departments across Orbit Homes to manage existing direct build, contractor builds and section 106 delivery.

  • Partner with the Land and New Business team to present new opportunity to purchase new developments, product accurate cost plans for inclusion within land appraisals and ensure all contracts are executed on the correct basis.

  • Develop new strategic partnerships and opportunities.

  • Monitor the workload of the commercial teams in each region and manage resources.

  • Be accountable for a centralised buying team and determine the most cost\-effective procurement principles.

  • Lead on managing the relationships with key suppliers and sub\-contractors.

  • Work closely with the Technical and Design Standards forum to ensure cost effectiveness and consistency in new approaches such as MMC and Future Homes Standards.

  • Collaborate with the finance teams to ensure development cash\-flows are maintained.

  • Take accountability for ensuring there is a cohesive risk register.
While the position is advertised as Midlands, we are happy to consider applicants that live within a commutable distance of our regions which also include the East of England and South East of England.

The role will require travel across all three regions.

What you'll bring

Essential skills

  • Ability to lead, motivate and inspire a team based across 3 geographic locations.

  • Commercial acumen and experience of strategic leadership

  • Excellent attention to detail, methodical, conscientious, organised and works to deliver high standards both for themselves and through their team.

  • Ability to thrive in a high pressure, fast paced environment, problem solving and delegating effectively.

  • Experience in the management of the commercial aspects of new build housing projects and an understanding of building design, development and operational issues.

  • Able to establish credible relations when dealing with end user clients, their legal teams and other commercial partners and deliver clear written and oral communications and numerical solutions.

  • Experience of working at a senior level within the housebuilding industry, leading numerous projects concurrently.

  • Prepared to work across the Homes geography visiting sites, teams and to develop future projects.
