Active Flooring Solutions is one of the UK's leading commercial flooring subcontractors, working with major main contractors including Bouygues, Kier, Vinci, Wates and Balfour Beatty on significant projects across the UK \- from major commercial developments to specialist work in healthcare, education and secure environments. We're looking for a Site Manager to lead our delivery on site in Scotland, with the full backing of an established business that's been growing for over a decade.
You'll initially be based in Edinburgh, with the scope of the role growing across Scotland as our work in the region develops. This is a hands\-on, site\-led role where you'll be the AFS authority on the ground \- running installations, managing fitters, and making sure our work goes in to the standard our clients and our reputation depend on.
The role
You'll take operational ownership of projects on site, from mobilisation to handover. That means:
- Site leadership \- being the senior AFS person on site, setting the standard, and making the day\-to\-day decisions that keep projects moving.
- Fitter management \- appointing, briefing and managing subcontractor fitters; making sure the right people are on the right job at the right time.
- Quality control \- inspecting workmanship, picking up issues before the client does, and signing off work that meets the AFS standard.
- Programme delivery \- working to the project programme, flagging slippage early, and adjusting on the fly when site conditions change.
- Health \& safety \- leading on site H\&S, producing site\-specific documentation, briefing teams, and making sure everyone goes home safely.
- Client and main contractor liaison \- being the face of AFS on site, handling day\-to\-day requests from main contractor site teams, and representing us with the calm authority that makes contractors want to work with us again.
You'll have site management experience and the ambition to keep developing. This is a role for someone whose career is building, who wants to take real responsibility, and who sees AFS as somewhere to grow into senior positions over time.
We're particularly interested in people who lead from the front, who know how to manage tradesmen with respect, hold standards under pressure, and make site\-level decisions without escalating every detail.
You'll need:
- Site management experience in construction, ideally with subcontractor or specialist contractor exposure
- A solid working knowledge of fit\-out, finishing trades or specialist installation work
- The presence and judgement to manage fitters and trades on site
- A solid grasp of construction H\&S, including producing site\-specific documentation
- SMSTS, CSCS and First Aid, or working towards them
- A full UK driving licence
