JOB TITLE: Services Manager

DEPARTMENT: Services

REPORTING TO: Head of Services

LOCATION: Must be prepared to travel throughout England and Wales and have flexibility for overnight stays to meet the needs of the role

HOURS: 37\.5 hours per week – or occasionally higher in accordance with the needs of the role

SALARY: £47,500 per annum

CAR ALLOWANCE: £5,000 per annum

HOLIDAY: 25 days per annum plus 8 bank holidays

Objective

The Services Manager is responsible for overseeing the management arrangements of the Owners’ Companies, defining and managing service level agreements across the Courts, and supporting Owners to maintain their independence and quality of life for as long as possible.

Job Description

· Ensure the effective day\-to\-day operation of all aspects of the Courts, including staffing, finance, resales, building maintenance and Owner welfare.

· Take an active role in the resale of properties, including arranging and attending sales events, marketing activities, promotional initiatives and presentations.

· Maintain a proactive approach to the resale of vacant apartments, supporting the progression of transactions and building strong relationships with buyers and sellers.

· Act as Company Secretary to the Owners’ Companies.

· Represent the Freeholder in day\-to\-day dealings with both the Owners’ Companies and individual leaseholders.

· Ensure compliance with all statutory and mandatory regulations relevant to the housing and care sectors.

· Promote the wellbeing of Owners by ensuring they are informed of available benefits and by providing support where required.

· Ensure that all new and existing Directors receive appropriate training.

Duties

· Provide direct supervision to Court Managers within the region, including regular visits, reviews, and audits as required, and support other Services Managers during periods of absence.

· Complete regular audits covering Housing, CQC, Health and Safety, Fire Safety, and Health and Hygiene requirements to ensure compliance.

· Support Court Managers with accounting processes and budget management.

· Undertake quarterly audits of the Courts’ five\-year lifecycle maintenance and repair plans, and monitor associated costs on an ongoing basis.

· Support recruitment activity for Managers, Duty Managers, and Housekeeping teams in partnership with the Boards of Directors.

· Coordinate and deliver induction programmes, performance monitoring, and grievance and disciplinary procedures in conjunction with the Head of Services.

· Oversee and support the training, development, and appraisal of Managers and other Court staff in conjunction with the Head of Services.

· Monitor staff rotas, annual leave, and sickness absence, ensuring all records are maintained accurately on the BrightHR system and in line with statutory requirements.

· Arrange, coordinate, and attend Owners’ Board meetings, collate relevant information, prepare meeting papers, and ensure that company secretarial responsibilities are fulfilled.

· Support Court Managers in ensuring that the customer relationship management system is kept accurate and up to date.

· Conduct customer engagement and satisfaction surveys across the Courts and provide annual analysis of the findings.

· Conduct staff engagement surveys and provide annual analysis of the results.

· Attend regular meetings at the offices of Retirement Security Ltd in Warwickshire, and at other locations or events as directed.

· Act as the Freeholder’s representative to ensure that all applications, including Applications for Alterations and Section 20 matters, are managed correctly and efficiently, while maintaining positive relationships with the Courts.

· Work with Court Managers to build relationships with local organisations and promote the Courts within the community.

· Continually review and update Court working practices to ensure ongoing compliance.

· Undertake any other duties, as required from time to time, to support the business in delivering against the Management Agreement.

Required \& Preferred Skills

· A minimum of a BA/BSc degree or equivalent qualification.

· Housing and Management skills and experience.

· Proficient in Microsoft Office applications, including Word, Excel, and PowerPoint.

· Sound understanding of property leases, articles of association, and management agreements.

· Knowledge of company secretarial duties and responsibilities.

· Knowledge of ARHM standards.

· Understanding of local authority processes, including welfare benefits.

· Excellent communication skills, with a professional, tactful, and approachable manner.

· Ability to work independently with minimal supervision, as well as collaboratively as part of a team.

· Demonstrated ability to lead, motivate, and develop teams.

· Proven management\-level experience, with strong planning and organisational skills.

· Commitment to undertaking continuous professional development as required.

· Ability to remain calm and effective when working under pressure.

· Ability to plan and assess resource requirements effectively.

· A full driving licence, access to a vehicle, and willingness to travel.

Pay: £47,500\.00 per year
