PROPERTY MANAGER

You will take full ownership of a portfolio of around 15 residential developments across Hertfordshire and North/East London, including a mix of standard blocks, RMC-managed sites and some high-rise buildings. This role is for an established Property Manager who thrives on autonomy, can prioritise effectively and is comfortable travelling between geographically spread developments such as Waltham Cross, Hackney, Enfield, Hertford, Stratford and West Drayton.
You will be trusted to manage your portfolio with minimal supervision from day one, handling day-to-day operations, stakeholder relationships and building safety compliance, including awareness of Higher-Risk Buildings (HRB) requirements. In return, you’ll have a thorough handover and ongoing support, with site introductions as needed and the flexibility of being home-based with quarterly office visits.
ROLE EXPECTATIONS
You will lead the operational delivery across your developments, ensuring buildings are safe, compliant and well-maintained while providing a responsive, people-focused service to residents, leaseholders and client directors. Most days you’ll be planning site visits, moving actions forward with contractors and suppliers, managing budgets and compliance, and keeping clear, timely communication with all stakeholders. You’ll work from home, travel to sites across your patch and attend the office roughly once per quarter (more if you prefer).
WHAT SUCCESS LOOKS LIKE
- You quickly take ownership of your portfolio and maintain clear action plans for every site.
- Residents, leaseholders and client directors feel heard, well-informed and confident in your management.
- All compliance, H&S and building safety actions (including HRB requirements where applicable) are proactively managed and evidenced.
- Budgets, service charges and planned works are delivered on time and within agreed parameters, with clear variance explanations.
- Contractors are well-briefed, performance-managed and deliver quality, value-for-money outcomes.
- Issues are anticipated early, escalated appropriately and resolved with minimal disruption.
- Visiting developments, completing inspections and following up actions to closure.
- Managing maintenance, repairs and compliance tasks, including H&S and building safety requirements.
- Building strong relationships with residents, leaseholders, RMC directors and other stakeholders.
- Preparing and managing service charge budgets, monitoring spend and approving invoices.
- Commissioning, briefing and performance-managing contractors and suppliers.
- Handling day-to-day enquiries, communications and case updates with clear, timely responses.
- You’re an experienced Property Manager who confidently runs your own residential/block portfolio.
- You’re proactive, organised and comfortable making decisions with minimal supervision.
- You understand the dynamics of RMC/RTM relationships and the demands of complex/high-rise sites.
- You’re comfortable travelling between multiple developments and hold a full UK driving licence.
- You can start promptly and hit the ground running without extensive training on fundamentals.
- Managing a mixed residential/block portfolio, including RMC-managed developments.
- Exposure to high-rise buildings and awareness of HRB requirements and current building safety standards.
- Preparing and managing service charge budgets and planned maintenance programs.
- Coordinating contractors and delivering works to quality, time and budget.
- Handling complex resident/leaseholder queries and chairing site or board meetings.
