Property Manager H/F
Reporting to the Director of Property Management, the Property Manager ensures the operational, financial and technical management of student residences on behalf of owners
institutional institutions. He/she is responsible for the performance of the assets, the quality of service and the reliability of the reports.
The main missions entrusted to the Property Manager are as follows:
PERFORMANCE LOCATIVE
- Contribute to the commercial strategy implemented and ensure the link with the operational teams on site.
- Monitor and analyze the occupancy rate and propose corrective actions.
- Guarantee the reliability of rental data in management tools.
- Monitor unavailable lots (works, fixed assets) and optimize their return to the market.
- Ensure a consolidated view of the portfolio and alert on cases of underperformance.
- Ensure the receipt of rents, in compliance with the price lists in force.
- Manage collections, analyze delays, implement rapid corrective actions.
- Structure and monitor a proactive recovery strategy for unpaid rent and manage litigation procedures.
- Develop annual budgets and manage quarterly landings with gap analysis.
- Produce reliable monthly and quarterly reports that comply with investor requirements.
- Represent the owner at general meetings of co\-ownership if necessary.
- Monitor and optimize operating expenses and costs.
- Ensuring the quality and reliability of data in management systems
- Ensure the payment of supplier invoices on time.
- Ensure compliance with contractual and regulatory obligations and internal standards.
- Contribute to the continuous improvement of processes and tools.
- Participate in the development of the CAPEX plan
- Monitor maintenance operations and works:
- Timeliness
- Quality Control
- Control of administrative documents
- Monitor service providers and identify optimization levers (contractual renegotiation, performance)
- Be the key entry point between owners, asset management and operational teams.
- Ensure clear, structured and regular communication with stakeholders.
- Manage complex situations and arbitrate with autonomy and a sense of priorities.
SKILLS AND EXPERIENCE
- Experience in property management (ideally managed residential / student housing).
- Good mastery of financial and rental issues.
- Experience in managing multi\-site portfolios is appreciated.
- Proficiency in property management tools and Excel.
- Professional English (written and listening) required
- Rigour, organization and autonomy.
- Analytical mind and results orientation.
- Responsiveness and ability to manage priorities in a demanding environment.
- Sense of customer service and excellent communication.
- Proactivity and ability to propose solutions.
- Team sketch and ability to collaborate with a variety of interlocutors.
