Location: Bristol, with regular travel to Newport and properties across the wider M4 corridor
Salary: £40,000 – £50,000 per annum, DOE
Hours: Full\-time. This is a hands\-on role and may require additional hours and occasional weekend working, particularly in relation to serviced accommodation.
Driving: Full UK driving licence and own vehicle required

Boyce Group is a fast\-growing property development and investment company with a diverse portfolio spanning commercial and residential property, student accommodation, co\-living, retail and serviced accommodation, with further expansion into hotels.
We manage our portfolio in\-house, covering everything from marketing and lettings through to day\-to\-day property management, maintenance and cleaning.
As the portfolio continues to grow, we are looking for an ambitious Property Manager who wants to take real ownership of this area of the business and grow with the company.
The Role
We are looking for an experienced, commercially minded and self\-motivated Property Manager to oversee a varied and growing portfolio.
The role will take responsibility for lettings, property management and serviced accommodation, ensuring properties are marketed effectively, occupied efficiently and maintained to a high standard.
This is not a purely office\-based management role. We are looking for someone who is comfortable being hands\-on, solving problems, making decisions and managing multiple priorities with minimal supervision.
For the right person, there is significant scope to shape how the property management function develops as the portfolio grows.
Key Responsibilities
- Overseeing lettings and leasing across residential, commercial, student, co\-living and serviced accommodation.
- Marketing available properties, handling enquiries and conducting viewings.
- Managing the lettings process from enquiry through to occupation, including contracts, tenant communication, deposits and property readiness.
- Managing properties post\-let, ensuring they are maintained and operated to a high standard.
- Carrying out regular property inspections, identifying maintenance and compliance issues and coordinating actions with the wider team.
- Acting as a key point of contact for tenants, guests and occupiers.
- Taking responsibility for the serviced accommodation portfolio, including guest communications, property readiness, cleaning standards and day\-to\-day operations.
- Developing the NAP serviced accommodation brand, with a particular focus on direct bookings, corporate sales, marketing, pricing and occupancy.
- Building strong working relationships with tenants, guests, contractors, agents and other stakeholders.
- Driving efficient property turnarounds and minimising void periods.
- Line managing and supporting members of the property team as the portfolio grows.
- Working closely with the Directors and wider team on new properties, acquisitions, developments and opportunities to improve portfolio performance.
We are looking for someone who combines strong property experience with an entrepreneurial mindset.
You should have:
- Proven experience in property management, lettings, leasing or estate agency.
- Experience managing or supervising staff.
- Strong commercial awareness and a practical, solutions\-focused approach.
- Excellent organisation and the ability to manage a varied and demanding workload.
- Confidence dealing directly with tenants, guests, contractors and colleagues.
- Strong attention to detail, particularly around inspections, documentation and property issues.
- Experience of serviced accommodation would be advantageous.
- A proactive, self\-motivated approach and the ability to take ownership without constant supervision.
- Strong IT skills, including Microsoft Office, Google Drive and task management systems.
- A full UK driving licence and access to your own vehicle.
