Property Manager / Senior Property Manager

Salary: £50,000 - £54,000
Location: South West London / Hybrid
Working pattern: 1 day office, 3 days remote, 1 day site visits or office drop-ins

We are working with a leading residential managing agent who is looking to appoint an experienced Property Manager or Senior Property Manager to join their growing team.

This is an excellent opportunity for an established Property Manager who is confident managing their own portfolio and has strong experience across compliance, service charges, resident management and major works.

The Role

You will manage a portfolio of approximately 5-12 residential blocks, depending on size and complexity, with responsibility for the day-to-day management and long-term upkeep of your buildings.

Key responsibilities will include:

• Managing a portfolio of residential blocks


• Managing compliance-led buildings and ensuring all statutory requirements are met


• Managing service charges, budgets and expenditure


• Carrying out regular site visits and office drop-ins


• Working with RTMs, RMCs and Freeholders


• Strong understanding of Sections 21 and 22


• Involvement in major works projects


• Managing contractors and ensuring works are completed to a high standard


• Maintaining strong relationships with residents, clients and stakeholders


• Working closely with APM support


• Working collaboratively as part of a wider Property Management team

The ideal candidate will be an experienced Property Manager rather than an APM who has recently stepped up into the role.

You will ideally have:

• TPI Level 2 or above


• A strong track record of longevity in previous roles


• Strong residential/block management experience


• Experience managing compliance-led buildings


• Good knowledge of service charges and budgets


• Experience working with RTMs, RMCs and Freeholders


• Understanding of Sections 21 and 22


• Experience with major works projects


• A strong work ethic and willingness to go the extra mile when required


• Excellent communication and relationship-building skills


• The ability to work independently while being a strong team player

• £50,000 - £54,000 salary


• 1 day per week in the office


• 3 days working remotely


• 1 day dedicated to site visits or office drop-ins


• APM support


• Manageable portfolio of 5-12 blocks
