EARNINGS

Commission led earnings with uncapped potential

Minimum £1,000 gross commission for every qualifying completed deal

Indicative earning potential of £52,000 to £104,000 per year when consistently achieving one to two qualifying deals each week.

Statutory minimum earnings protection applies in accordance with the final employment terms.

Homelee Investments is looking for a proven salesperson who already understands prospecting, outbound calling, rapport building, qualifying, following up, overcoming objections and creating buying decisions.

Full property training will be provided.

You will receive comprehensive training on:

  • Our ideal client profile

  • Where to find suitable investor prospects

  • How to approach new leads

  • How to qualify potential clients

  • How to register investors correctly

  • How to understand buying criteria

  • How to present our property opportunities

  • How to place suitable deals

  • How to use our systems, scripts and processes
We will teach you the Homelee property investment model.

We are not here to teach you how to pick up the telephone, hold a sales conversation or maintain the discipline needed to complete serious outbound activity.

An absolute minimum of 50 connected outbound sales calls must be completed every working day.

This position is for a commercially driven, resilient and self motivated sales professional who wants their income to be directly connected to their performance.

This provides our Property Investment Consultants with a substantial and consistent volume of live stock to present to qualified investors.

The successful applicant must bring the sales ability, hunger, activity and consistency.

Our Director, Ryan Lee, has more than 15 years of personal property experience and is a Qualified Member of the National Association of Estate Agents, an accredited Property Educator and a Member of the Property Educators Accreditation Scheme.

We provide clients with access to property opportunities, in house finance support and clearly planned investment exit strategies.

THE MAIN OBJECTIVE

The main objective of this position is client acquisition, investor registration and property placement.

You will be responsible for bringing new investors into the business, speaking with as many suitable clients as possible and placing relevant property opportunities with them.

Your core focus will be:

  • Prospecting new investor leads

  • Completing high volumes of outbound sales calls

  • Registering and qualifying new clients

  • Building strong investor relationships

  • Understanding each client’s buying criteria

  • Placing suitable property opportunities

  • Following up consistently

  • Creating genuine interest

  • Moving clients towards offer stage
Once confirmed interest has progressed to an offer, the case will be passed to another member of the Homelee Investments team for sales progression.

You will not be expected to spend your days chasing solicitors, managing legal updates or progressing transactions through to completion.

Our sales progression team will handle the transaction after the agreed handover point.

This leaves you with more time to return to prospecting, speaking with investors, placing opportunities, generating offers and earning commission.

Your role is to fill the front of the pipeline and keep it moving.

You create the conversations.

You create the opportunities.

You create the offers.

The wider team helps progress the transaction.

THE OPPORTUNITY

Homelee Investments is entering its next major stage of growth.

We are looking for exceptional sales professionals who want to build serious earnings within the property investment industry.

This is a client acquisition, setting and placement role within a high performance office environment.

You will speak with new and existing property investors, understand their buying position, introduce the Homelee Investments process and present suitable investment opportunities.

You will be expected to actively generate new conversations.

You cannot rely solely on incoming leads.

Comprehensive training will be provided on exactly who our ideal clients are, where they can be found and how to approach them effectively.

This includes prospecting through:

  • Telephone outreach

  • Existing databases

  • Social media

  • LinkedIn

  • Property communities

  • Networking events

  • Referral opportunities

  • Previous enquiries

  • Professional connections

  • Local business communities

  • Relevant investor audiences
You will have access to regular property stock, an established investor database, marketing activity, scripts, CRM systems, training packs and direct support from an experienced management team.

You will still be expected to create your own activity, manage your pipeline, follow up relentlessly and produce measurable results.

No one will be rewarded for simply occupying a chair.

Activity matters.

Consistency matters.

Offers matter.

Results matter.

COMMISSION AND EARNING POTENTIAL

You will receive a minimum of £1,000 gross commission for every qualifying completed deal, subject to the written commission plan.

There is no commission ceiling.

Four qualifying completed deals in one month would generate at least £4,000 gross commission.

Eight qualifying completed deals in one month would generate at least £8,000 gross commission.

Twelve qualifying completed deals in one month would generate at least £12,000 gross commission.

These figures are before tax and are examples rather than guaranteed earnings.

The minimum performance expectation is to work towards one qualifying completed deal each week.

The primary performance target is two qualifying completed deals each week.

Commission becomes payable when the requirements within the written commission plan have been satisfied.

This will normally include Homelee Investments receiving the relevant client payment and the transaction reaching the required commission stage.

Further commission and incentive opportunities may be available through property transactions, finance introductions, lettings, management and other qualifying business outcomes.

KEY RESPONSIBILITIES

  • Prospect for new investor clients every working day

  • Complete an absolute minimum of 50 connected outbound sales calls each day

  • Create new leads through telephone outreach, databases, social media, networking and referrals

  • Speak with new and existing property investors

  • Register and qualify suitable clients

  • Understand each investor’s experience, available funds, finance position, preferred strategy, target location and buying timescale

  • Build strong relationships with serious investors

  • Present suitable below market value, off market and development opportunities

  • Place relevant opportunities with qualified clients

  • Explain property opportunities clearly and confidently

  • Follow up through telephone calls, WhatsApp, email and CRM activity

  • Handle objections professionally

  • Create urgency without using inappropriate pressure

  • Move genuine client interest towards offer stage

  • Obtain clear feedback on every opportunity placed

  • Maintain accurate and current notes within GoHighLevel

  • Manage an active pipeline of investor prospects and placed opportunities

  • Conduct investor consultations and face to face meetings where required

  • Attend networking events and company events where relevant

  • Work closely with the Director, sourcing team, finance team and wider business

  • Complete a clear handover to the sales progression team once an offer has been secured

  • Return immediately to client acquisition and placement activity following the handover

  • Provide daily activity and performance updates

  • Take ownership of personal targets, pipeline development and earnings
