Project Manager – Residential Refurbishment & HMO (Mandarin & English)
About the role
YoLiving is recruiting a practical, organised Project Manager to help deliver YoLiving student HMO projects and luxury residential refurbishment, renovation and redevelopment schemes valued at up to £5 million. You will also coordinate maintenance across our existing property portfolio.
Location: London, with regular travel to project sites and properties.
Base salary: £30,000–£45,000 per year, depending on experience, plus project bonuses and new\-business commission.
What you will do
- Coordinate contractors and tradespeople on site, monitoring progress, workmanship, defects and completion.
- Read construction drawings and explain requirements clearly in Mandarin and English, referring design queries to architects and engineers.
- Produce and amend straightforward floor plans using CAD software, with relevant professional review before implementation.
- Source building materials, fixtures, fittings and furniture; compare quotations and coordinate approved orders and deliveries with our established suppliers.
- Work with professional advisers on planning applications, building control and HMO licensing.
- Arrange repairs and maintenance across the existing portfolio, including quotations, access and completion checks.
- Track costs, variations and progress, flag issues early, and coordinate with appointed contractors and professionals on site safety.
- Fluent Mandarin and English, including the ability to explain technical information. Both languages are needed to communicate between Mandarin\-speaking tradespeople and English\-speaking consultants and suppliers.
- Relevant practical experience in construction, refurbishment, site coordination or project delivery.
- Ability to read construction drawings and use AutoCAD or equivalent CAD software.
- Confidence using AI tools such as ChatGPT or Claude for research, translation, procurement comparisons and project reporting, with the judgement to check accuracy and refer technical decisions to qualified professionals.
- Strong organisation, proactive communication and reliable follow\-through.
- A qualification in Civil Engineering, Construction Management, Building Surveying, Architecture or a related subject is desirable. Equivalent practical experience is welcome.
- UK residential or HMO experience is an advantage.
- A full UK driving licence is a strong advantage but is not essential. Candidates without one should be willing to work towards obtaining it and able to travel reliably to sites.
This is a hands\-on, full\-time role requiring regular site visits across London. You should be proactive about attending sites, coordinating trades and resolving issues in person. Flexibility for desk\-based work can be agreed as you build a track record of reliable, independent delivery.
What we offer
- Base salary of £30,000–£45,000, based on relevant experience and your ability to coordinate projects independently.
- Bonuses for taking on and successfully delivering agreed additional maintenance or refurbishment projects, with commission for bringing in new business. Eligibility, targets and payment terms will be agreed in writing in advance.
- Involvement across student accommodation and luxury residential projects, from planning and procurement to completion.

For other candidates, sponsorship may be considered after a period of employment, based on performance and business needs; you must have the right to work in the UK when joining.
