JAC Project Management works with clients to oversee and manage all aspects of their office transformation or relocation.

Must Have

Minimum of 3 years’ fit\-out experience, preferably in the office fit\-out sector. Good knowledge of the license\-to\-alter process. Financial and programming experience of projects for tenants and/or landlords. Must understand RIBA stages and various methods of fit\-out procurement.

Project Manager Job Duties:

Client

· Client's main point of contact for the duration of the project

· Keep client up to date on project risks, challenges, timeline, budget, landlord issues, lease signing effects

· Distribute agendas and minutes for all meetings

Team

· Appoint and liaise with external consultants (M\&E, structural, acoustic, lighting, AV) as appropriate

· Ensure that rates paid for consultants are tendered and at market rates

· Act as the facilitator for the appointment of external consultants with the client

· Liaise and update JAC team on a weekly basis

· Distribute all meeting agendas and minutes to entire team – JAC, Consultants, Clients

Programme

· Produce a project programme and update as required

· Set key dates and articulate to the client, project team and contractor – fully explain implications of set dates

· Liaise with the JAC Furniture team on key dates

Budgets

· Produce outline project budgets and construction budgets

· Keep up to date with market conditions and costs

· Carry out Cost consultancy

· Value engineering schemes with designers as appropriate

Landlord and License to Alter

· Meet with landlords to establish a relationship and review license to alter information required

· Review tenant fit\-out guide and make all tendering contractors aware

· Obtain as\-built drawings and building information

· Have a good understanding of the building and its limitations

Tender documentation

· Produce tender documentation

· Produce Employer's Requirements

· Ensure that all design and specification documentation is aligned

· Set realistic timelines and answer contractor queries as required

· Meet with all contractors to review progress

Tender review

· Review all returned tenders and analysis. Challenge rates as required

· Produce tender analysis report and review with client

· Hold contractors’ meetings with client, if required

Contractor appointment / JCT

· Ensure all contracts are complete prior to starting on site

Site works

· Attend site every week as a minimum

· Chair and minute all site meetings

· Keep the client updated on site progress and any changes to the contract sum

· Facilitate signing by the client of any change requests

· Carry out project valuations

· Handle any questions from the contractor

· Issue Practical Completion Certificate

· Check O\&M information, certificates, BC sign\-off, and CDM

Likely experience

Fit out experience

Experience of cost planning with a skill set to value engineer a design

A commercial pre\-contract or construction background

Excellent knowledge of commercial office buildings

A detailed knowledge of the JCT

Pay: From £60,000\.00 per year
