Role at a Glance

We’re looking for someone with strong construction knowledge and project management capability to remotely manage a busy portfolio of refurbishment projects from instruction through to completion.

Previous Project Manager experience is welcome, but practical construction knowledge, organisation, initiative and attitude matter more to us than your current job title.

· You must be available to work 40 hours per week, Monday to Friday, within our core working hours of 8:00am\-6:00pm.

About Sarrani

Sarrani is a growing, female\-owned construction company specialising predominantly in insurance\-related building repairs and refurbishment.

For the last 10 years, we have delivered projects ranging from smaller £10,000 repairs through to complex refurbishment contracts worth £300,000\+, covering everything from water and fire damage to subsidence and wider property refurbishment.

Our projects are currently concentrated across London and the surrounding areas, but we have ambitious plans for significant growth over the next 2\-3 years.

This is an opportunity to join us at an exciting stage of that growth.

We are a genuinely close\-knit team. The owners and directors work within the business day\-to\-day, decisions are made quickly, and everybody plays a part in getting projects over the line.

We work hard, problems inevitably arise, and construction does not always go according to plan \- but nobody is expected to deal with those problems alone. We work together, find solutions and get things done.

We’re looking for another Project Manager who wants to be part of that.

The Role

As a Project Manager, you will take responsibility for a portfolio of live construction and refurbishment projects from instruction through to completion.

Depending on their size and complexity, our Project Managers can oversee approximately 30\-40 live contracts at any one time.

This isn’t a role where you’ll spend your day simply monitoring a programme.

You’ll be coordinating customers, subcontractors, trades, surveyors and internal departments; monitoring budgets and progress; identifying what needs to happen next; resolving problems; keeping records accurate; and making sure that projects continue moving forward.

The role is fully remote, but you must be based within 40 mile radius of Reading Train Station.

Although site attendance is not currently a routine part of the role, Sarrani is expanding and we want the successful candidate to be able to grow with the position. There may therefore be occasional requirements in future to attend sites, carry out surveys, inspect works or meet contractors.

Where attendance is required, a minimum of seven days’ notice will ordinarily be provided – more where possible.

What You’ll Be Responsible For

· Managing multiple live construction and refurbishment projects simultaneously.

· Reviewing schedules of work and identifying missing, incorrect or impractical items.

· Understanding the works required and determining which trades will be needed to deliver them.

· Coordinating subcontractors, tradespeople, customers, surveyors and internal teams.

· Briefing contractors accurately so expectations, scope and requirements are clear from the outset.

· Maintaining regular contact with contractors and colleagues to ensure projects remain on programme.

· Keeping customers regularly informed about the progress of their project.

· Resolving customer concerns promptly and professionally.

· Prioritising workload based on urgency, programme requirements and business needs.

· Monitoring project expenditure and ensuring jobs remain within agreed budgets.

· Maintaining accurate and up\-to\-date project records.

· Keeping our Quickbase project management system updated with detailed and meaningful information.

· Working alongside colleagues and contractors to establish appropriate costs.

· Monitoring health and safety requirements across projects and ensuring appropriate procedures are followed.

· Identifying potential delays, cost issues or problems early and taking action rather than waiting for them to escalate.

· Coordinating invoicing and payment milestones with the relevant internal teams.

· Supporting less experienced team members where appropriate.

· Attending internal training and continually developing your knowledge.

· Contributing ideas and improvements as Sarrani continues to grow.

What We’re Looking For

We’re much more interested in practical construction knowledge, attitude and capability than somebody having worked specifically within insurance repairs.

You do not need to know everything about insurance claims.

We’d much rather you could look at a proposed piece of building work and think:

“This is what needs doing, these are the trades we’re going to need, this is the order they need to work in, and these are the potential problems I can already see.”

You’ll ideally have previous experience within construction, refurbishment, building services, project management, contracts management or another closely related role.

Most importantly, you will have a good general understanding of construction and the different trades involved in delivering building projects.

Construction can be demanding. Projects change, contractors let you down, customers need answers and unexpected problems appear.

You’ll need enough backbone to deal with that.

But you’ll also have a team around you who understands exactly what that’s like and works together to solve those problems.

Administration \& Systems

This is also a very admin\-heavy role.

Good construction knowledge alone won’t be enough if you dislike maintaining records, updating systems or working with spreadsheets.

You don’t need to be an Excel expert, but you must be comfortable using Excel independently and understand common functions such as lookup formulas – if you can make a spreadsheet but need guidance on formulas, we can get you up to speed. If the though of a spreadsheet fills you with dread, this isn’t for you.

Clear written communication is also essential. You will regularly be writing customer updates, internal notes, contractor instructions, project records and emails, so your written English must be accurate, professional and easy to understand.

· Microsoft 365

· Microsoft Teams

· Quickbase

· Other internal project management systems

Full training on Sarrani’s processes and systems will be provided.

Essential Requirements

· Previous relevant experience within construction, refurbishment, project management or a related environment.

· Good general understanding of construction processes and trades.

· Strong organisational and workload\-management skills.

· Fluent spoken and written English.

· Confident written and verbal communication.

· Good Microsoft Excel skills, including an understanding of lookup formulas.

· Strong general IT and administrative skills.

· Ability to work independently in a fully remote environment.

· Full UK driving licence.

· Based within 40 mile radius of Reading Train Station.

Your Working Hours

This is a full\-time PAYE position working 40 hours per week across five days, Monday to Friday.

Your hours can be worked flexibly between our core operating hours of 8:00am and 6:00pm.
