Project Manager – Scotland

Active Flooring Solutions is one of the UK's leading commercial flooring subcontractors, working with major main contractors including Bouygues, Kier, Vinci, Wates and Balfour Beatty on significant projects across the UK; from major commercial developments to specialist work in healthcare, education and secure environments. We're looking for an experienced Project Manager to take ownership of projects in Scotland, with the full backing of an established business that's been growing for over a decade.

This is a role with real autonomy. You'll be the AFS Project Manager on the ground in Scotland, running your own projects end to end, working directly with our senior team, and supported by our extensive, national operation’s teams.

The role

You'll take full ownership of your projects from tender handover to final account. That means:

• Commercial control \- delivering projects at tender margin or above, managing costs, materials and variations, and agreeing the commercial position with the project QS through to final account.


• Programme and delivery \- producing and monitoring programmes, raising issues early, and keeping projects on track.


• Site and subcontractor management \- appointing fitters, managing quality of workmanship, and being the AFS face on site.


• Client relationships \- liaising directly with main contractor management, handling variations, and representing us professionally with people who matter to our business.


• Health \& safety and documentation \- producing site\-specific H\&S documents, maintaining QA records, and keeping project admin tight.

You'll have a track record in construction project management or site management, and you'll be confident running your own projects without needing close oversight. We're particularly interested in people who can hold their own commercially as well as operationally \- being able to talk numbers with a QS and standards with a fitter, on the same day, matters in this role.

You'll need:

• Proven experience as a PM or SM in construction, ideally with subcontractor or specialist contractor exposure


• Strong commercial awareness and confidence with cost control


• The judgement to make decisions on site and the communication skills to back them up


• A solid grasp of construction H\&S and the documentation that goes with it


• A full UK driving licence

• £60,000 per annum
