Operations Manager
*Operations Manager**\- Overseeing the operations of the Strip Out \& Fixed Price division*
Operations Manager oversees the safe, efficient removal of non‑structural and MEP elements from buildings prior to refurbishment. They will also look after the hoarding and protection works ahead of the Main Contractors start on Site. This includes managing teams, coordinating site logistics, ensuring compliance with health and safety regulations, and delivering projects on time and within budget. The role is central to preparing sites for major construction works.
Key Responsibilities
- Plan, coordinate, and supervise soft strip‑out works, including removal of fixtures, fittings, partitions, ceilings, flooring, M\&E components, and waste materials.
- Plan, coordinate, and supervise site setup works, including hoarding and site protection works.
- Lead and manage site teams, subcontractors, and labour to ensure productivity and quality standards.
- Develop method statements and risk assessments in line with project requirements and safety legislation.
- Ensure full compliance with CDM regulations, environmental standards, and waste‑management protocols.
- Liaise with clients, project managers, and other stakeholders to communicate progress, challenges, and timelines.
- Monitor site logistics, including access, deliveries, waste segregation, and recycling targets.
- Track project costs, labour hours, and material usage to maintain budget control.
- Conduct site inspections to ensure work is completed to specification and safety standards.
- Resolve on‑site issues quickly to avoid delays or safety risks.
- Prepare progress reports and maintain accurate project documentation.
- Experience in soft strip‑out, hoarding and protection works.
- Strong understanding of health \& safety regulations, including CDM and asbestos awareness.
- Excellent leadership and team‑management skills.
- Ability to read and interpret technical drawings and project plans.
- Strong communication and coordination abilities.
- Competence in site reporting, scheduling, and cost tracking.
- CSCS card required;/SMSTS
- Active construction sites.
- Fast‑paced, hands‑on environment with daily coordination across multiple teams.
- Requires PPE and adherence to strict safety protocols.

Pay: £65,000\.00\-£70,000\.00 per year
