As we enter our next phase of growth, we are seeking an entrepreneurial Operations Director to help build and scale the business. This is a rare opportunity to join at an early stage and play a key role in shaping the future of the company.
The Opportunity
This is a hands\-on leadership role for someone who thrives in a fast\-paced startup environment. You will oversee acquisitions, property operations, lettings, serviced accommodation management, systems implementation, and team development.
The successful candidate will work closely with the founders to establish operational excellence while supporting the rapid growth of the property portfolio.
Key Responsibilities
Portfolio Growth \& Acquisitions
- Support and coordinate property acquisition activities.
- Build relationships with estate agents, developers, sourcing agents, brokers, and investors.
- Evaluate acquisition opportunities and assist with due diligence processes.
- Develop systems to efficiently onboard newly acquired properties.
- Oversee day\-to\-day management of long\-term rental properties and short\-term accommodation units.
- Ensure high occupancy rates and maximise rental income across the portfolio.
- Implement operational processes and standard operating procedures.
- Manage maintenance, refurbishment, contractor relationships, and compliance requirements.
- Monitor property performance and identify opportunities for improvement.
- Oversee tenant acquisition and retention strategies.
- Manage booking operations across serviced accommodation platforms.
- Ensure excellent customer and guest experiences.
- Develop pricing and occupancy strategies to maximiserevenue.
- Recruit, manage, and develop operational staff and external service providers.
- Implement technology platforms and reporting systems.
- Create and manage KPIs, budgets, and operational performance metrics.
- Prepare operational reports for directors and investors.
- Help develop and execute the company's growth strategy.
- Ensure compliance with all relevant UK property legislation.
- Maintain health and safety standards.
- Manage operational risks and implement mitigation measures.
- Oversee licensing, insurance, and regulatory requirements.
- Minimum 5 years' experience in property operations, property management, serviced accommodation, real estate investment, or a related field.
- Strong understanding of UK residential property and lettings markets.
- Experience managing multiple properties and stakeholders.
- Excellent organisational and leadership skills.
- Commercial mindset with strong financial awareness.
- Ability to build systems and processes from the ground up.
- Strong communication and negotiation skills.
- Comfortable working in a startup or entrepreneurial environment.
- Experience in both long\-term residential lettings and short\-term accommodation management.
- Property investment or portfolio management experience.
- Knowledge of property acquisitions and deal analysis.
- Experience scaling operational teams.
- Existing network within the UK property industry.
- Experience using property management, CRM, and booking systems.
- ARLA, RICS, or other relevant property qualifications.
