ABOUT THE ROLE
The Queensberry Hotel is a boutique property built around thoughtful, personal service and a Michelin\-starred restaurant, and our guests' experience depends on everything behind the scenes running quietly and reliably. As Maintenance Manager, you will take full ownership of the building fabric, plant, equipment and guest\-facing finish across the hotel and restaurant — planning and carrying out preventative maintenance, responding fast to reactive repairs, and managing contractors and compliance so that nothing gets in the way of a guest's stay or a diner's evening.
This is a hands\-on role for someone who takes pride in a well\-kept building and is equally comfortable fixing something themselves as they are scheduling and managing a specialist contractor.
KEY RESPONSIBILITIES
Building \& plant maintenance
– Carry out and coordinate a planned preventative maintenance (PPM) programme covering heating, hot water, ventilation, electrical, plumbing, and kitchen and laundry equipment.
– Diagnose and resolve day\-to\-day maintenance issues across guest rooms, public areas, back\-of\-house and the restaurant, prioritising anything guest\-facing.
– Carry out general repairs — carpentry, decorating, plumbing and basic electrical work — in\-house wherever it is safe and practical to do so.
– Maintain the external fabric of the building, including any period features, and flag structural or specialist issues promptly.
Contractor \& supplier management
– Source, brief and manage external contractors and specialist trades (gas, electrical, lift, fire systems, pest control, grounds) and check their work on completion.
– Obtain quotes, manage contractor scheduling around hotel and restaurant operations, and keep maintenance spend within agreed budget.
– Maintain a log of contracts, service intervals and warranties for all major plant and equipment.
Compliance, health \& safety
– Ensure the hotel meets all statutory compliance requirements — fire safety, gas and electrical safety, water hygiene (including Legionella/ACOP L8\), lift and PAT testing — and that certification is current and on file.
– Own the health and safety file for maintenance activity, including risk assessments and method statements for in\-house work.
– Act as a key holder for building emergencies and lead the initial response to fire alarms, plant failures, leaks, power outages or similar incidents outside normal hours.
– Carry out regular fire alarm, emergency lighting and fire safety equipment checks in line with the hotel's fire risk assessment.
Rooms, refurbishment \& projects
– Inspect guest rooms and public spaces on a rolling basis, logging and resolving snags so that presentation standards are maintained.
– Support room refurbishment and small capital projects — scoping work, coordinating trades and minimising disruption to trading areas.
– Advise the General Manager on maintenance budgeting, capex priorities and lifecycle replacement of plant and equipment.
Team \& communication
– Work closely with Housekeeping, Front of House and the Restaurant team to schedule maintenance around occupancy and service, keeping disruption to guests to a minimum.
– Act as the primary point of contact for maintenance queries across departments.
– Maintain clear records of jobs completed, outstanding works and recurring issues, and report on these to the General Manager.
PERSON SPECIFICATION
Essential
– Proven experience in a maintenance, facilities or building services role, ideally within a hotel, restaurant, or other guest\-facing hospitality environment.
– Broad, hands\-on trade skills across at least two of: plumbing, electrical, carpentry, decorating, or HVAC.
– Working knowledge of UK health \& safety and fire safety compliance requirements relevant to a hospitality building.
– Comfortable managing contractors, reading quotes and holding external trades to a standard.
– Calm, practical problem\-solver who can prioritise competing issues and work discreetly around guests and service.
– Flexible availability, including participation in an on\-call rota for emergencies.
– Full, Clean UK Driving License.
Desirable
– A recognised trade qualification (e.g. City \& Guilds/NVQ) in an electrical, plumbing, gas or building services discipline.
– Experience maintaining a period or listed building.
– Tools and equipment to fulfill the role\- not essential.
