About Us
AMG Investments Limited is a privately owned, family\-run property investment and asset management business with a long\-term approach to property ownership and development.
Our UK portfolio includes approximately 60 acres of industrial land and more than 140,000 sq ft of industrial, commercial and office accommodation. The portfolio comprises a mixture of long\-term corporate leases, flexible occupational arrangements, industrial units, open storage land and development opportunities.
We have actively invested in and developed property since 2004 and continue to expand and improve the portfolio through new lettings, refurbishment, infrastructure investment and active asset management.
We are now looking for an experienced and commercially minded individual to work closely with the owners and assist with the day\-to\-day management and continued development of the portfolio.
The Role
This is a varied, hands\-on role covering commercial property management, estate management, asset management and property\-related projects.
The successful candidate will have considerable autonomy and will be expected to take responsibility for day\-to\-day property matters, liaising directly with tenants, contractors, agents and professional advisers.
The role would suit someone currently working in commercial property, estate management, quantity surveying, building surveying, construction or a related discipline who is looking for a broader client\-side position with direct involvement in property ownership and investment decisions.
Key Responsibilities
Responsibilities will include:
- Day\-to\-day management of our commercial and industrial property portfolio.
- Acting as a principal point of contact for tenants and occupiers.
- Carrying out regular property and estate inspections.
- Managing repairs, maintenance and improvement works.
- Obtaining and reviewing contractor quotations and overseeing works through to completion.
- Identifying maintenance issues and proactively arranging solutions.
- Assisting with new lettings, lease renewals, licences and other occupational agreements.
- Liaising with solicitors, agents, surveyors and other professional advisers.
- Monitoring lease obligations, rent payments, service charges and other property\-related matters.
- Assisting with utility supplies, metering, recharges and infrastructure across the portfolio.
- Managing vacant properties and land and assisting with marketing and new tenant enquiries.
- Assisting with refurbishment and development projects, including budgeting, procurement and contractor management.
- Reviewing potential capital expenditure and helping assess the commercial viability of improvement works.
- Assisting with rent reviews, lease events and asset management initiatives.
- Maintaining accurate property, tenant, contractor and compliance records.
- Helping manage health and safety, statutory inspections and other property compliance matters.
- Identifying opportunities to improve income, reduce costs and enhance the value of the portfolio.
- Supporting acquisitions, disposals and other property projects where required.
About You
We are looking for someone who is organised, commercially aware and comfortable taking responsibility for resolving property\-related issues.
Ideally, you will have experience within commercial property, construction, quantity surveying, building surveying, estate management or a related field.
You should:
- Have relevant professional experience within property or construction.
- Have a good commercial understanding and be comfortable working with costs, quotations and budgets.
- Be confident dealing directly with tenants, contractors and professional advisers.
- Be able to manage multiple projects and issues simultaneously.
- Have strong written and verbal communication skills.
- Be practical and solutions\-focused.
- Be confident working independently and taking ownership of tasks.
- Be comfortable negotiating and challenging costs where appropriate.
- Have good IT skills, including Microsoft Excel, Word and Outlook.
- Hold a full UK driving licence.
A relevant degree or professional qualification such as MRICS would be advantageous but is not essential. Experience, commercial judgement and attitude are more important to us than a particular qualification.
