Job Overview

Working across multiple residential schemes, you’ll take ownership of the commercial lifecycle from early\-stage viability and cost planning through to procurement, delivery and final account. You’ll work closely with land, technical and construction teams to ensure projects are commercially robust, risks are well managed, and decisions are made with both quality and value in mind.
This is a hands\-on role for someone who wants to be close to the detail, influence outcomes, and take real responsibility for project performance.
Responsibilities
Cost Management \& Reporting
- Preparing and managing detailed cost plans and development budgets
- Supporting land acquisition with feasibility studies and cost advice
- Producing monthly CVRs, cash flow forecasts and project reports
- Maintaining accurate and up\-to\-date cost records across projects
- Preparing and issuing tender packages
- Managing the procurement of subcontractors and materials
- Reviewing tenders and negotiating terms and rates
- Placing orders in line with contract and company requirements
- Managing subcontractor relationships throughout project delivery
- Assessing applications for payment and issuing certificates
- Managing variations and agreeing final accounts
- Ensuring work is delivered in line with programme, cost and quality expectations
- Identifying risks and opportunities across each development
- Supporting value engineering without compromising build quality
- Contributing to cost control strategies and commercial decision\-making
- Working closely with site teams, technical and finance functions
- Providing clear commercial insight to support decision\-making
- Representing the commercial function in meetings with internal and external stakeholders
- Proven experience in a Quantity Surveying or Commercial Management role within residential housebuilding
- Degree qualified in Quantity Surveying or a related discipline, or equivalent experience
- Strong knowledge of JCT contracts and current building regulations
- A commercially astute mindset with confident negotiation skills
- Experience managing projects through the full lifecycle
- Proficiency in Excel and relevant QS software (e.g. COINS, Causeway or similar)
- Strong communication skills and a collaborative approach
- Full UK driving licence and willingness to travel across sites in the region
Pay: £68,000\.00 per year
