Commercial Estates Surveyor – Landmark London Scheme
The Role
------------
We're working with one of the UK's leading privately\-owned real estate investors and developers to appoint an Estate Management Surveyor into its in\-house asset management team.
This is a rare opportunity to take ownership of estate management across one of London's most ambitious mixed\-use regeneration projects, working on a destination that blends residential, commercial, retail, leisure and public realm within a long\-term investment platform.
Rather than delivering property management directly, you'll sit on the client side, taking responsibility for overseeing the appointed managing agent, driving performance, challenging recommendations and ensuring operational excellence as the estate continues to grow.
The Opportunity
The development is already home to multiple operational buildings across residential, commercial, retail and student accommodation, with significant future phases already committed.
You'll work closely with the senior asset management team to ensure new phases are successfully mobilised, estate services evolve alongside the development and operational performance remains exceptional across an increasingly complex mixed\-use environment.
This is a highly visible role with regular exposure to senior leadership, joint venture partners and external consultants.
What You'll Be Doing
- Act as the day\-to\-day client lead for the outsourced managing agent, holding them accountable for delivery.
- Challenge operational recommendations, budgets and service levels.
- Oversee estate service charge budgets, reconciliations and financial performance.
- Manage operating expenditure, forecasting and variance reporting.
- Coordinate mobilisation of new buildings and public realm into the operational estate.
- Monitor contractor performance across security, cleaning, landscaping, utilities and estate services.
- Support procurement, tendering and contract management.
- Prepare board\-quality reports and performance dashboards.
- Build relationships with occupiers, stakeholders and delivery partners across a complex mixed\-use estate.
- Ideally 5–10 years PQE.
- Commercial property management background preferred.
- Currently operating at Associate Director level within an advisory side commercial property management team, or already client\-side with a developer, investor or REIT.
- Open to candidates from consultancy or client\-side backgrounds.
- Strong experience overseeing managing agents, service charges and operational delivery.
- Confident managing multiple stakeholders and holding external providers to account.
- Resilient, commercially astute and comfortable dealing with complex operational challenges in a live estate environment.
- An interest in leisure, public realm or destination\-led places would be advantageous.
- Client\-side ownership with genuine autonomy.
- Opportunity to shape operations across one of London's largest regeneration projects.
- Long\-term investor with an exceptional track record of creating best\-in\-class mixed\-use destinations.
- Exposure to senior decision\-makers and high\-profile stakeholders.
- Significant career progression as the estate continues to expand.
