Commercial Contracts Manager
Role Overview
We are seeking a commercially astute and highly organised Commercial Contract Manager to oversee the full commercial and contractual lifecycle of refurbishment and corporate projects. This role combines strategic contract management with hands\-on commercial leadership, ensuring strong cost control, effective contract administration, and protection of project margins from tender stage through to completion.
The successful candidate will manage contractual relationships, lead commercial performance across projects (primarily within school and office environments), and provide clear risk management and negotiation expertise. The role requires close collaboration with project teams, legal, finance, and senior leadership to ensure contractual compliance, commercial viability, and successful project delivery.
Key ResponsibilitiesContract \& Commercial Management
- Draft, review, negotiate, and administer contracts with clients, suppliers, and subcontractors
- Lead commercial management of projects under JCT and company contracts
- Manage the full contract lifecycle from inception to renewal or close\-out
- Ensure contractual compliance and protection of company entitlements
- Monitor contractual performance and ensure obligations are delivered on time
- Conduct risk assessments and implement mitigation strategies
- Provide commercial and contractual guidance to Directors and project teams
- Provide early commercial input into tenders and pre\-construction planning
- Support bid writing and tender submissions, ensuring commercial robustness
- Review tender allowances, pricing assumptions, risks, and margins
- Identify commercial risks and opportunities before contract award
- Ensure bid strategy aligns with programme delivery and project profitability
- Set up and manage project budgets aligned with tender allowances
- Monitor project performance through job cost reporting (e.g., SimPRO or similar systems)
- Produce regular commercial reports including margin and gross profit forecasts
- Maintain accurate commercial and contractual records
- Analyse financial performance and implement corrective actions where required
- Prepare monthly valuations and applications for payment
- Assess subcontractor applications and manage cash flow processes
- Oversee variations, instructions, and change events
- Ensure all changes are accurately valued, recorded, and approved
- Protect project margins and prevent scope creep
- Undertake Quantity Surveying duties across live projects where required
- Support procurement strategies aligned with target margins
- Liaise with project managers, finance teams, and legal advisors to resolve issues
- Deliver training and guidance on contract procedures and best practices
- Proven experience as a Commercial Manager, Contract Manager, or Quantity Surveyor
- Strong working knowledge of JCT contracts and commercial construction practices
- Solid understanding of contract law, negotiations, and risk management
- Experience managing refurbishment or construction projects (schools/offices desirable)
- Strong knowledge of cost control, valuations, variations, and final accounts
- Experience contributing to tender submissions and bid writing
- Proficiency with SimPRO or similar commercial/project management systems
- Excellent organisational, analytical, and negotiation skills
- Strong communication and stakeholder management abilities
- Qualification in law, commercial management, quantity surveying, or business\-related field desirable

- Confident working with clients, consultants, subcontractors, and senior leadership
- Comfortable in fast\-paced environments managing multiple projects simultaneously
Pay: From £45,000\.00 per year
