Who are we?
Seraph Property Management are specialists in residential and block management, as well as many aspects of domestic and commercial property maintenance. The Seraph Group is on an upward trajectory as we continue to expand, with over 70 employees across various departments, and an Investors in People accredited organisation. We are looking for a Block Manager to join our team to cover some of our largest developments.
What are we looking for?
We have big growth plans, and we are looking for ambitious, knowledgeable individuals who want to grow with us and share in the success. Dealing with leaseholders, RMC and RMT’s directors, we are seeking someone ideally within Block Management with a minimum of 1 years experience, although greater experience would be preferable. We also welcome candidates who work in property management, student accommodation (PBSA), serviced accommodation, and hotel management. You need to have a desire to deliver top level customer service and focus on making the jobs of our leasehold directors easier, ensuring buildings are safe, well maintained and leaseholders are happy.
Main Responsibilities:
We need to ensure all blocks are maintained to a high standard and freeholders and leaseholders (as well as residents) are complying with all their requirements whilst also balancing the high level of customer service that is expected within the company. As a Block Manager, you will be expected to be the point of contact for leaseholders, freeholders and residents. You will deal with all aspects of the portfolio you are assigned which is predominantly remote but will include site visits. You will also liaise with our property inspectors and concierge teams. You will be expected to make sure the company hits our SLA’s and looks to maximise the property assets for the freeholders and leaseholders.
Duties will include, but are not limited to:
- Be the initial point of contact for all block management issues and liaise with directors/freeholders and leaseholders when required
- Liaising with contractors on maintenance tasks to get quotes, organise works and coordinate access.
- Preparation of legal documents, liaising with legal teams when required
- Handle the section 20 process ensuring all key parts are followed and recorded.
- Arrange and attend AGMs and take minutes as required
- Carry out block inspections and action items within budget constraints
- Log details of insurance claims and liaise with insurers.
- Investigating, reporting and enforcing breaches of leases.
- Handle emergency out of hours calls (placed on a rota with other members of the team).
- Review planned maintenance and budget for completion in future terms (with director approval or freeholder approval)
- You may be required to perform other roles within the company deemed necessary by the organisation from time\-to\-time.
- Driving Licence essential
Qualities/experience of the right candidate
- IRPM / TPI Qualified
- Minimum of 1 year’s experience
- Exceptional customer service skills as you will need to manage expectation and remain calm under pressure, whilst liaising with a wide range of stakeholders via phone, email \& in person
- Very good numeracy \& literacy skills, for managing of budgets
- Good IT skills, working from our CRM systems and software systems
- Ability to prioritise workload and meet strict deadlines
- Ability to work independently and as part of a team
- Ability to develop, monitor and maintain management information, systems and procedures
- Very good organisational and planning skills, to manage your diary and sites effectively
- Salary £35,000 (depending on qualifications and experience)
