Assistant Construction Project Manager / Project Coordinator

Location: South Godstone, Surrey
Salary: £25,000–£30,000 per year, depending on experience
Job Type: Full\-time, permanent

We are seeking a highly motivated and practical Assistant Construction Project Manager / Project Coordinator to help oversee a residential development in South Godstone.

This is a hands\-on role for someone with genuine construction knowledge who understands how to move a building project forward. The successful candidate must be organised, proactive and confident dealing with contractors, consultants, statutory authorities and utility providers.

Key Responsibilities

  • Assist with the day\-to\-day management of the construction project.

  • Coordinate contractors, subcontractors, suppliers and professional consultants.

  • Monitor the construction programme and ensure works progress on schedule.

  • Liaise with Building Control and arrange inspections, submit information and follow up outstanding matters.

  • Coordinate with the structural warranty provider and ensure all required inspections, documents and evidence are completed.

  • Work with fire strategy consultants and other specialists to ensure requirements are properly implemented.

  • Manage applications and communication with utility companies, including electricity, gas, water, drainage and telecommunications providers.

  • Understand and complete the relevant applications, forms and supporting documents needed to progress approvals and connections.

  • Review drawings, specifications and consultant information, identifying potential issues before they cause delays.

  • Keep accurate records of inspections, approvals, certificates, correspondence and outstanding actions.

  • Obtain quotations, assist with procurement and monitor deliveries and lead times.

  • Attend site meetings and provide clear progress updates to the directors.

  • Help ensure health and safety, Building Regulations, warranty and planning requirements are followed.

  • Assist with practical completion, snagging, certification and project handover.

  • Undertake other reasonable duties across our group of property, construction and estate agency businesses when required.
Skills and Experience Required
  • Previous experience within residential construction, site coordination, project management or a similar role.

  • A good practical understanding of the building process from commencement through to completion.

  • Experience dealing with Building Control, warranty providers, consultants and utility companies.

  • Able to understand construction drawings and technical information.

  • Confident completing applications, preparing documents and following matters through until they are resolved.

  • Strong organisational and communication skills.

  • Comfortable working both on\-site and in an office environment.

  • Able to manage several tasks and deadlines without needing constant supervision.

  • Proactive, adaptable and willing to take responsibility.

  • Competent with email, Microsoft Office and project\-tracking systems.

  • A full UK driving licence and access to a vehicle are essential.
Desirable Experience
  • Residential development or housebuilding experience.

  • Knowledge of fire strategies and Building Regulations.

  • Experience with utility connection applications.

  • Familiarity with construction programmes, procurement and cost tracking.

  • Relevant construction or project management qualification.

  • SMSTS, SSSTS, CSCS or health and safety training would be beneficial.
