ABOUT PROACTIVE CONSTRUCTION MANAGEMENT
Proactive Construction Management (PACON) is the construction arm of Proactive Group (PAG) — a fast\-growing South East London\-based services group operating across facilities management, commercial cleaning, construction, and specialist cleaning divisions.
PACON delivers residential and commercial construction projects including refurbishments, fit\-outs, extensions, new builds, and specialist works. We are a lean, ambitious team operating at pace with a hands\-on leadership culture where initiative, ownership, and quality are non\-negotiable.
This is a rare opportunity to step into a role with full site and project ownership, direct access to the Group CEO, and real scope to grow with the business as we scale.
THE ROLE
We are looking for an exceptional all\-rounder to take full ownership of construction projects from mobilisation through to handover. This is not a desk job. You will be equally comfortable running a site meeting, managing a subcontractor, reviewing a programme, resolving a snag list, and reporting to the CEO — often on the same day.
The ideal candidate brings together three capabilities in one person: the strategic oversight of a Project Manager, the on\-the\-ground authority of a Site Manager, and the practical hands\-on knowledge of an experienced Foreman. You will manage multiple concurrent projects across residential and commercial sectors, lead subcontractors and operatives, ensure delivery to programme, budget, and quality — and represent PACON professionally with clients at all times.
You will work closely with the Group CEO and play a central role in building the operational foundations of a growing construction business.
KEY RESPONSIBILITIES
Project Management
- Take full ownership of projects from pre\-start through to practical completion and handover
- Develop, maintain, and monitor project programmes, milestones, and critical paths
- Manage project budgets, track costs, and flag variances to the Group CEO promptly
- Coordinate design, procurement, and logistics ahead of each project phase
- Manage client relationships throughout the project lifecycle, providing regular updates
- Produce and maintain project documentation including programmes, risk registers, and O\&M files
- Support pre\-construction activity including site surveys, scope reviews, and tender submissions
- Take responsibility for day\-to\-day site operations across all active PACON projects
- Ensure sites are set up safely, compliantly, and professionally from day one
- Manage and enforce Health \& Safety on site — including method statements, risk assessments, and toolbox talks
- Conduct regular site inspections and quality checks, resolving issues proactively
- Maintain accurate site records including site diaries, progress photos, and daily logs
- Manage material deliveries, plant, and logistics to keep projects on programme
- Liaise with building control, structural engineers, architects, and consultants as required
- Direct and coordinate subcontractors and operatives on site with authority and clarity
- Set the standard for workmanship — identify poor quality early and drive correction without delay
- Carry out hands\-on problem\-solving on site where required — you are not afraid to get involved
- Sequence and coordinate trades to avoid clashes and keep programmes moving
- Carry out snagging inspections and ensure defects are closed out before handover
- Mentor and support junior site operatives where applicable
- Track project costs against budget and flag commercial risks early
- Review and approve subcontractor valuations and variations
- Raise and manage variation orders, ensuring all additional works are agreed and documented
- Provide weekly project status reports to the Group CEO covering programme, cost, quality, and risk
- Support the preparation of final accounts and project close\-out documentation
Essential
- Minimum 5 years' experience in a construction management, site management, or senior site role
- Proven track record delivering both residential and commercial projects (refurbs, fit\-outs, extensions, new builds)
- Strong working knowledge of construction sequencing, trades, and site operations
- Ability to read and interpret drawings, specifications, and contract documents
- Solid understanding of Health \& Safety legislation and site compliance
- Commercially aware — understands budgets, variations, and cost control
- Excellent communication skills — confident dealing with clients, subcontractors, and consultants
- Self\-sufficient and highly organised — capable of managing multiple projects simultaneously without hand\-holding
- Valid UK driving licence
- SMSTS or SSSTS certification
- CSCS Card (Gold or Black)
- First Aid at Work
- NVQ Level 6 or 7 in Construction Management (or equivalent)
- Experience working within a small, fast\-growing construction business
- Familiarity with construction project management software (e.g. Procore, Buildertrend, or similar)
- Knowledge of JCT contracts and construction contract administration
- CIS (Construction Industry Scheme) awareness

Pay: £35,000\.00\-£45,000\.00 per year
