Salary £45,000pa plus £5,500 car allowance

Purpose of the Role
Following the organisation’s merger and the transition to an in\-house maintenance service, we are continuing to develop and strengthen our repairs and maintenance operation. The Repairs Manager will play a key role in supporting the delivery of an efficient, customer focused repairs service, ensuring high standards of service delivery, performance and compliance across the organisation. Reporting to the Head of Repairs, the Repairs Manager is accountable for the day to day operational management and delivery of responsive maintenance and out of hours services. This role ensures all direct labour, contractors, out of hours for repairs are delivered efficiently, within agreed budgets and to expected standards.
With a team of Multi Trade Operatives and Handypersons, the post\-holder will manage operative performance, workload, WIP and day\-to\-day repairs activity, ensuring a responsive and customer\-focused service.
The successful candidate will support the Head of Repairs with contractor onboarding, recruitment and wider service improvement, whilst taking responsibility for individual contractor escalations, complaints investigations, technical support, damp and mould job reviews and operational health and safety.
This post plays a vital role in delivering safe, compliant homes and buildings for our residents and ensuring a high\-quality repairs service across a dispersed geography.
Key Responsibilities
1\. Key area
· Manage the day\-to\-day delivery of a high\-quality, customer\-focused repairs and maintenance service.
· Lead and manage Multi\-trade Operatives and Handypersons, ensuring effective workload management, productivity and service delivery.
· Manage operative performance, including 1\-to\-1s, timesheets, toolbox talks and performance management.
· Ensure effective scheduling and workload management through Plentific in collaboration with Schedulers.
· Monitor WIP, completion reports and repairs activity to ensure works are progressed and completed within agreed timescales.
· Provide technical support and guidance on repairs matters
· Review damp and mould jobs and ensure appropriate actions are progressed.
· Investigate and resolve repairs\-related complaints and individual contractor escalations.
· Support the Head of Repairs with contractor onboarding and recruitment.
· Support fleet requirements and operative trade account tasks.
· Lead operational Health and Safety management and training, ensuring compliance with relevant legislation and organisational requirements.
· Resolve operational challenges promptly, escalating significant issues to the Head of Repairs where required.

- Experience of operating at a manager level in Housing, Property Maintenance or a closely associated industry, or be in a position where a manager level role is a natural next step \- E
- Relevant professional qualification in property, asset management or construction, willing to work towards qualification if appointed or equivalent experience \- E
- Experience of using Plentific or CRM systems to manage property related functions \- D
- Strong background in repairs, building compliance, and health \& safety regulations \- E
- Proven capability in procurement, budget management, and contract administration \- E
- Demonstrated ability to lead operatives and handypersons and drive performance across regional teams \- E
- Knowledge of health and safety compliance in housing settings (e.g. fire safety, property inspections) \- E
- Experience of working with vulnerable adults, including people with learning disabilities, autism or mental health conditions \- D
