About Leagate Project Services

Founded in 2015, Leagate Project Services provides high\-standard, cost\-effective Quantity Surveying and Project Coordination services to clients across the UK. We work predominantly within the leisure, hospitality, commercial and retail sectors, supporting a diverse range of clients from established industry leaders to new and growing businesses.

Our projects are varied, ranging from small refurbishment and sparkle schemes through to larger acquisition and redevelopment projects. A significant proportion of our work is within pubs, restaurants and hotels, where projects are often fast\-moving and require a practical, commercially focused approach. We are a small, Brighton\-based team without a traditional office. We work flexibly between home, client locations and project sites, with many of our current projects based in London.

The Role

We are looking for an experienced Quantity Surveyor \& Project Manager to join our team.

This is a hands\-on, client\-facing role for someone who is confident taking full ownership of projects from the initial client briefing through to completion and the end of the defects period. You will be responsible for both the quantity surveying and project coordination aspects of your projects, working closely with clients, designers, consultants, contractors and suppliers to deliver projects successfully. The role requires someone who is comfortable working independently, making decisions, managing competing priorities and taking responsibility for getting things done. No two projects are the same. You could be working on a relatively straightforward pub refurbishment one week and a complex acquisition project involving multiple consultants and significant capital expenditure the next.

Key Responsibilities

  • Take responsibility for the cost management of projects from initial feasibility through to final account.

  • Prepare project estimates, budgets and cost plans.

  • Prepare and maintain detailed cost reports and forecasts.

  • Produce Schedules of Works and tender documentation.

  • Obtain, review and analyse contractor and supplier quotations.

  • Manage tender processes and provide clear procurement recommendations to clients.

  • Monitor project expenditure against approved budgets.

  • Review contractor applications for payment and valuations.

  • Manage variations, changes to scope and provisional sums.

  • Forecast final project costs and identify potential overspends or risks at an early stage.

  • Negotiate costs with contractors and suppliers where appropriate.

  • Manage and agree final accounts.

  • Provide clients with clear, concise and commercially focused cost reporting.

  • Assist clients with acquisition, feasibility and refurbishment cost assessments.

  • Take ownership of projects from the initial client briefing through to practical completion and the end of the defects period.

  • Establish project requirements, objectives, scope and key deliverables.

  • Coordinate architects, interior designers, consultants, contractors, suppliers and other project stakeholders.

  • Manage and coordinate pre\-project deadlines.

  • Coordinate design information and identify gaps, risks or delays.

  • Develop and maintain project programmes and monitor progress against key milestones.

  • Chair regular client, design and site meetings.

  • Prepare agendas and produce clear and concise meeting minutes.

  • Maintain action trackers and ensure actions are followed through.

  • Coordinate communication and information between all project stakeholders.

  • Monitor construction progress, quality and programme.

  • Identify project issues and drive practical solutions.

  • Keep clients informed of progress, costs, risks and key decisions.

  • Manage snagging, practical completion and handover.

  • Oversee the defects period and ensure outstanding works are resolved.

  • Complete project close\-out and ensure appropriate documentation is maintained.
A significant part of the role is working with people and keeping the wider project team moving in the same direction. You will have regular direct contact with clients and will be expected to build strong, trusted working relationships with:
  • Clients and client representatives

  • Architects and interior designers

  • Project managers and other consultants

  • Main contractors and subcontractors

  • Suppliers and manufacturers

  • Specialist consultants and other project stakeholders
You will be expected to communicate clearly and professionally, provide honest and practical advice, manage expectations and deal with issues constructively. You will represent Leagate throughout the project and play an important role in maintaining and developing our long\-term client relationships.

The Projects

Our projects vary considerably in scale and complexity and may include:

  • Small pub or restaurant refurbishment and “sparkle” schemes

  • Hotel refurbishment projects

  • Restaurant and hospitality fit\-outs

  • Pub acquisitions and refurbishment programmes

  • Larger acquisition and redevelopment projects

  • Landlord and tenant works

  • Capital expenditure projects

  • Reconfigurations, upgrades and improvement works
The ability to adapt your approach to the size and complexity of each project is important.

About You

We are looking for someone with strong Quantity Surveying experience who also has the project management skills and confidence to run projects independently.

You will ideally have:

  • Proven experience as a Quantity Surveyor, Project Manager or in a combined QS/PM role.

  • Experience delivering construction projects from initial briefing through to completion.

  • Strong experience preparing estimates, budgets and cost reports.

  • Experience preparing Schedules of Works and tender documentation.

  • Experience managing procurement and contractor appointments.

  • Experience with valuations, variations, cost management and final accounts.

  • Experience chairing meetings, writing minutes and managing project actions.

  • A good understanding of construction programmes and project delivery.

  • Experience within hospitality, leisure, retail or commercial refurbishment would be an advantage.

  • Excellent written and verbal communication skills.

  • Confidence dealing directly with clients and senior stakeholders.

  • Strong organisational skills and attention to detail.

  • The ability to manage several projects and competing priorities simultaneously.

  • A practical, proactive and solutions\-focused approach.

  • The confidence to work independently, make decisions and take ownership.

  • A full UK driving licence and willingness to travel to project sites.
Professional qualifications such as RICS or equivalent would be beneficial, but relevant experience and the ability to successfully deliver projects are more important.
