The Role
We are seeking a high\-performing Property Sales Consultant who can independently generate house valuations, win instructions, and close property sales.
You will be responsible for building your own pipeline of valuation opportunities, converting homeowners into clients, managing buyer interest, negotiating offers, and driving sales through to completion.
This is a growth role. We want someone with energy, ambition, resilience, and a strong work ethic. Someone who is commercially hungry, comfortable being measured by results, and motivated by the opportunity to become one of the top\-performing estate agents in South Wales.
Key Responsibilities
Valuation Generation
You will be expected to proactively generate new valuation opportunities through:
· Prospecting homeowners and landlords
· Following up historic leads and previous valuations
· Building relationships with local contacts, businesses, developers, landlords, and community groups
· Door\-knocking, leaflet drops, social media outreach, phone calls, and local networking
· Identifying properties likely to come to market and creating opportunities before competitors do
You must be comfortable taking ownership of your own lead generation rather than waiting for leads to be handed to you.
Winning Instructions
You will attend market appraisal and valuation appointments with homeowners and be expected to:
· Present T Samuel Estate Agents professionally and confidently
· Explain our marketing strategy, local knowledge, buyer database, and sales process
· Build trust quickly with sellers
· Demonstrate why T Samuel is the best agency to sell their property
· Handle objections around fees, valuation expectations, and competing agents
· Close instructions at the appointment or through disciplined follow\-up
The successful candidate will understand that a valuation only has value if it converts into an instruction.
Sales and Negotiation
You will manage the sales journey from listing to offer acceptance, including:
· Speaking with buyers and matching them to suitable properties
· Conducting or arranging viewings
· Following up viewings quickly and professionally
· Negotiating offers between buyers and sellers
· Protecting fee income and maximising sale price
· Driving urgency in both buyers and sellers
· Working closely with solicitors, mortgage brokers, and internal colleagues to keep transactions moving
You will be expected to sell proactively, not passively.
Pipeline Management
You will maintain a disciplined and organised sales pipeline, including:
· Daily lead follow\-up
· Regular vendor contact
· Accurate CRM updates
· Clear reporting on valuations, instructions, offers, exchanges, and completions
· Consistent review of prospects, stale leads, and future opportunities
Activity levels matter. We expect structure, pace, and accountability.
What We Are Looking For
We are looking for someone with:
· Proven sales ability, ideally in estate agency, property, recruitment, car sales, financial services, or another target\-driven environment
· A natural ability to build relationships and win trust
· Strong closing skills
· High energy and resilience
· Excellent communication and negotiation skills
· A genuine hunger to earn and progress
· Strong local knowledge or the desire to develop it quickly
· Confidence to generate your own leads
· Professional presentation and attention to detail
· A positive, competitive, can\-do attitude
Experience in estate agency is desirable, but not essential. Sales ability, drive, work ethic, and hunger are more important.
