Landlords’ Little Helper is an Edinburgh\-based property services company established in 2017\. We support private landlords, holiday let owners and letting agents with a full range of services including holiday let changeovers, end of tenancy cleans, planned and reactive maintenance, and landlord compliance testing. We currently look after over 200 properties across Edinburgh, Midlothian and East Lothian.

We are growing our maintenance division and are looking for an experienced and reliable Property Maintenance Technician to join our team. This is a hands\-on role suited to someone comfortable working independently, solving problems quickly, and delivering high standards of workmanship.

What You’ll Do

A typical week includes a mix of planned and reactive maintenance tasks such as:

  • Essential repairs for guests and tenants
(fixing leaks, toilet flushes, replacing taps, fault\-finding small plumbing issues, repairing locks, fixing blinds and curtain poles, replacing sockets or light fittings/bulbs)
  • Small refurb projects
(bathrooms, flooring, silicone work, painting and decorating, minor joinery)
  • Maintenance in empty properties
(cabinet repairs, water tank insulation, resealing, minor plastering/touch\-ups, furniture repairs)
  • Light outdoor tasks
(basic garden tidy\-ups, clearing leaves, removing moss/algae, gritting paths in winter)
  • Supporting our holiday let teams
(replacing bulbs and consumables, moving furniture, delivering/collecting linen)
  • Carrying out compliance checks if qualified
(PAT testing, Legionella checks, smoke alarm checks, etc.)

You’ll start each day from our office in Leith, review your job list, gather materials, and head out in a company van to complete your tasks, updating us regularly on progress through the use of our online app.

What We're Looking For

  • Experience in property maintenance or a multi\-trade role

  • Good working knowledge across several trades (e.g. basic plumbing, electrical works, joinery, painting, minor plastering)

  • Ability to work independently and make practical decisions on site

  • Strong problem\-solving skills and a “get it working” approach

  • Good communication skills and professional attitude

  • Reliability and pride in your workmanship

  • Full UK driving licence
Trade qualifications (decorator, joinery, plumbing, electrics, etc.) and compliance testing certificates (PAT, Legionella) are beneficial but *not essential*.

Additional Responsibilities

As part of our developing team structure, you’ll also help with:

  • Reporting material needs and recurring issues

  • Finding and developing suppliers to get good trade accounts

  • Providing simple estimates/quotes for small jobs

  • Suggesting improvements to workflows and processes

  • Helping maintain smooth communication with the office team
This is not a supervisory role, but we are looking for someone with initiative and good judgement.

Hours

  • Full\-time, 37\.5 hours (Sunday to Thursday, 9am–5pm with 30 mins lunch) \- Days off will be Friday and Saturday.
Our team model ensures we have 7 day cover.

What We Provide

  • Company van for use during working hours

  • Tools, equipment and uniform/PPE

  • Fuel and maintenance costs covered

  • Pension after first 3 months, healthcare after 12 months

  • Paid training opportunities (PAT testing, Legionella, etc.)

  • Supportive team and a friendly, positive working environment
Vans remain at the office overnight.
