Project Surveyor
Brief Overview: Experienced Project Surveyor responsible for the commercial management of construction and maintenance projects from procurement through to final account. Supporting project delivery through cost control, subcontract management, valuations, forecasting, risk management and client relationship development while ensuring compliance with contractual and company requirements.

3\. Role Responsibilities
· Pre‑Contract Management
Reviewing tender documents, preparing cost plans, supporting procurement strategy, and assisting in contract negotiations to ensure favourable commercial terms.
· Contract Administration
Managing the full lifecycle of project contracts, including valuations, variations, change control, payment applications, and final accounts.
· Commercial Control
Monitoring project budgets, forecasting costs, tracking financial performance, and ensuring profitability targets are met.
· Operational Oversight
Supporting the operational delivery team by coordinating project activities, managing procurement, monitoring progress, and ensuring compliance with contractual obligations.
· Subcontractor Management
Procuring, appointing, and managing subcontractors from pre‑contract through to completion, including issuing orders, assessing claims, certifying payments, and resolving commercial or operational issues.
· Risk \& Compliance
Identifying commercial risks, implementing mitigation strategies, and ensuring adherence to company policies, industry standards, and contractual requirements.
· Client \& Supply Chain Management
Acting as a key point of contact for clients, suppliers, subcontractors, and internal teams, ensuring clear communication and smooth project delivery.
· Reporting \& Documentation
Preparing commercial reports, cost summaries, project documentation, and supporting senior management with accurate, timely information.
4\. Requirements
Essential:
· Demonstrable experience working as a Project Surveyor within the construction industry for a main contractor.
· Experience managing subcontract procurement and commercial accounts.
· Strong knowledge of valuations, variations and final accounts.
· Excellent negotiation and communication skills.
· High level of commercial awareness and attention to detail.
· Strong organisational and time management abilities.
· Confident in the use of Microsoft Excel and Microsoft Word.
· Understanding of construction contracts and commercial procedures.
· Knowledge of health \& safety regulations and their commercial implications.
· Ability to work collaboratively within a project delivery team.
Desirable:
· Degree qualified in Quantity Surveying or a related discipline.
· Working towards or holding professional accreditation such as MRICS, MCIOB or equivalent.
· Experience using BIM and computer\-aided measurement tools.
· Experience within refurbishment, maintenance or social housing sectors.
