<p><strong><u>Job Summary</u></strong></p>
<p>The Project Manager serves as the main point of contact for the client and is responsible for managing project administration, document control, and financial oversight. This role requires the ability to work independently across multiple projects or on a dedicated large-scale project, in close coordination with field staff and senior leadership.</p>

<p><strong><u>Responsibilities</u></strong></p>
<ul>
<li>Act as the main liaison between the client, design team, consultants, and subcontractors throughout all phases of the project</li>
<li>Lead and manage all aspects of project administration, including document control, RFIs, submittals, meeting minutes, and closeout documentation</li>
<li>Prepare, review, and track project budgets, forecasts, and cost reports in coordination with senior leadership and accounting teams</li>
<li>Oversee and execute all project financial controls, including managing owner and subcontractor change orders, billing, receivables, lien releases, and subcontractor payments</li>
<li>Develop and maintain the project schedule in collaboration with the Superintendent, ensuring alignment with phasing, long-lead items, and procurement timelines</li>
<li>Partner with field staff to coordinate daily construction activities, monitor quality, and mitigate delays or disruptions</li>
<li>Identify and manage project risks, delays, and claims by maintaining detailed records, documenting potential impacts, and communicating timely updates to stakeholders</li>
<li>Collaborate with Senior Project Manager or Project Director on project strategy, staffing, and high-level decision making</li>
<li>Manage multiple concurrent projects up to approximately $10M in value, or serve as the primary Project Manager on a larger-scale project with a focus on financials, administration, and document management</li>
<li>Operate independently in the execution of PM duties when not staffed with an Assistant Project Manager</li>
<li>Interface with Superintendents (Super 2 or above) on field execution for complex or logistically challenging projects</li>
<li>Ensure full compliance with contract requirements, company policies, and safety standards throughout the duration of the project</li>
<li>Strong leadership and team management abilities.</li>
<li>Maintain strong communication with all project stakeholders and provide regular updates on progress, issues, and action plans</li>

<p><strong><u>Qualifications</u></strong></p>
<ul>
<li>Minimum of 5 years of experience as a Project Manager in commercial healthcare or hospital construction sector.</li>
<li>Proven ability to manage complex projects, including work in active or occupied Hospital environments</li>
<li>Proven track record of managing healthcare projects from initiation to completion.</li>
<li>Strong client-facing skills with the ability to collaborate effectively with internal and external stakeholders</li>
<li>Proficient in reading and interpreting commercial construction drawings, specifications, and contract documents</li>
<li>OSHA 10-Hour Construction Safety, 30-Hour OSHA Construction Safety and Health Certification preferred.</li>
<li>4-Hour Supported Scaffold User Certification preferred</li>
</ul>

<p><strong><u>Computer Systems</u></strong></p>
<ul>
<li>Microsoft Office (Excel, Word, Project, PowerPoint, and Outlook), Procore, and Timberline (preferred but not required)</li>

<p><span style="text-decoration: underline;"><strong>Salary Information</strong></span></p>
<ul>
<li>To the extent this role is performed in New York City, the annual salary range is $150,000 - $200,000.</li>
