<p>We are seeking an experienced <strong>Project Manager</strong> for our <strong>Manhattan, NY office</strong>. The Project Manager leads the successful execution of construction projects, facilitates planning and coordination of construction activities, and ensures that all project objectives are achieved. </p>
<p><strong>Key Responsibilities</strong></p>
<ul>
<li>Take an active role in supporting jobs and project management teams in each phase including pre-construction, construction, closeout, and post-construction services</li>
<li>Identify and focus on critical issues related to constructability including associated costs and logistical issues</li>
<li>Ensure timely and accurate completion of all Schimenti financial processes, controls, and reports, i.e., internal budgets, costs to complete, billings, collections, subcontractor payments, change order preparation and resolution, contracts, etc. </li>
<li>Ensure that jobs are completed according to schedule and meet profit goals</li>
<li>Develop, nurture, and maintain ongoing client, architect, subcontractor, and industry relationships at the appropriate level reinforcing Schimenti's commitment to continue addressing their needs and interests</li>
<li>Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors and instill this philosophy within the team at all times</li>
<li>Review subcontractor and vendor invoices throughout the lifecycle of the project and approve for payment or negotiate appropriate changes </li>
<li>Oversee change orders and RFIs, prepare as needed</li>
<li>Keep consistent lines of communication open with clients and proactively share project progress and budget matters </li>
<li>Respond to work delays, emergencies, and other problems as needed</li>
<li>Ensure punch list completion</li>

<p><strong>Qualifications</strong></p>
<ul>
<li><strong>Must have </strong>minimum of 4+ years of Construction Project Management experience</li>
<li><strong>Must have</strong> a background managing<strong> fast casual dining</strong> or <strong>retail </strong>construction projects</li>
<li><strong>Must have</strong> experience managing projects with high-intensity and short-term duration of 15-20 weeks</li>
<li>Experience as the sole Project Management lead</li>
<li>Buyout proficiency and strong experience with leveling trades</li>
<li>Experience with creating and processing RFI's using Procore or similar technology</li>
<li>Scheduling proficiency</li>
<li>Strong verbal presentation skills and ability to lead effective meetings</li>
<li>College degree in Construction, Engineering, or Architecture preferred</li>
<li>Travel to assigned projects as required</li>
</ul>

<p><strong>Technical Skills</strong></p>
<ul>
<li>Excellent MS Word, Excel, PowerPoint, Outlook skills required</li>
<li>Proficiency with MS Project or equivalent</li>
<li>Procore or experience with a similar software experience </li>
<li>Timberline/Sage experience a plus.</li>

<p><em>In compliance with local law, we are disclosing the compensation, or a range thereof, for roles that will be performed. Actual salaries will vary and may be above or below the range based on various factors including but not limited to location, experience, and performance. The range listed is just one component of Schimenti’s total compensation package for employees. Pay Range: $125,000 - $170,000 salary per year. <strong>In addition,</strong> <strong>Schimenti provides a variety of comprehensive benefits to employees, including health insurance coverage, life and disability insurance,</strong></em><strong> </strong><strong><em>enrollment in our ESOP (Employee Stock Ownership Plan), </em></strong><strong><em>a retirement savings plan, several paid holidays and paid time off (PTO). </em></strong></p>
