Operations Manager: Multi-site container & outdoor storage

Get Boxxd is a growing container storage business with four current locations: Coventry, Kidderminster, Wolverhampton and Warrington.

The Role

We're looking for a hands\-on Operations Manager to take day\-to\-day ownership of all four sites, driving occupancy and sales, keeping operations running to a consistently high standard, and supporting the owner's plans to grow the business further. This is a newly created, fully mobile role with regular travel between sites. It suits someone who enjoys variety, travel and building processes as the business scales, and who is comfortable being both hands\-on and strategic. You'll report directly to the Owner / Managing Director and manage 2 site support staff (growing as the team expands).

Key Responsibilities

Occupancy \& Sales Growth

• Own occupancy and revenue targets across all four sites


• Monitor lead flow and booking conversion, working closely with the team handling enquiries


• Identify and act on opportunities to grow occupancy and revenue: pricing, promotions, upsells and referral schemes


• Keep an eye on local competitor activity and market conditions


• Support the owner on marketing activity to generate new enquiries

• Maintain a consistent, high standard across all sites: security, cleanliness, signage and access


• Build and maintain simple SOPs so processes are consistent at every location


• Own site health \& safety compliance and risk assessments


• Oversee maintenance and liaise with contractors and suppliers


• Manage container inventory, gate access and site security systems

• Manage and support the 2 existing site support staff


• Recruit, train and onboard additional staff as the team grows


• Set clear expectations and provide regular feedback and coaching

• Report to the owner on occupancy, revenue, costs and issues across all sites


• Provide weekly and monthly KPI reporting


• Help scout and assess potential new sites as the business expands

• Proven experience managing multiple sites, ideally in storage, logistics, property, facilities or a similar sector


• Strong commercial awareness and comfortable owning sales/occupancy targets


• Experience managing and developing a small team


• Full, clean UK driving licence (essential)


• Excellent organisational skills, able to juggle priorities across four locations


• Happy to be hands\-on and practical as well as managing and reporting


• Comfortable with everyday IT: booking/CRM systems, spreadsheets and reporting tools

• £32,000 to £35,000 per year, depending on experience
