David Samuel Asset Management Limited, the management arm of DSPL, has over 25 years of experience and currently manages a portfolio more than 175 properties and 1500 tenants. Through a team of over 30 in\-house staff including surveyors and accountants, they manage/collect rent and service charge and asset manage all their portfolio in house.

Line Management

· 1st line reporting to the Senior Facilities Manager.

· Supporting the Head of Property Management and the Head of Portfolio Management.

· Supporting and working with the Property Management Asset Management teams.

Key Responsibilities

  • Operational Management: Oversee the day\-to\-day operations, maintenance, and repairs (both planned and reactive) across all designated sites, ensuring high standards are met and service disruptions are minimised.

  • Health and Safety Compliance: Actively promote and enforce a positive H\&S culture, ensuring full compliance with all relevant statutory, regulatory, and company policies (e.g., fire safety, water hygiene, asbestos, LOLER, etc.).

  • Contractor Management: Source, negotiate, and manage contracts and service agreements with third\-party suppliers and contractors (e.g., cleaning, security, catering, landscaping), monitoring their performance against agreed Service Level Agreements (SLAs) and Key Performance Indicators (KPIs).

  • Financial Management: Prepare and manage service charge budgets with support from the Property Manager, identify cost\-saving opportunities, and compile reports for senior management.

  • Project Management: Plan, coordinate, and oversee minor construction, refurbishment, renovation, and capital investment projects across the portfolio, ensuring they are completed on time and within budget.

  • Team Leadership and People Management: Lead, develop, and motivate on\-site teams and service providers, providing training as needed, including ongoing performance management.

  • Stakeholder and Client Liaison: Build and maintain strong relationships with internal stakeholders, clients, and occupiers, ensuring high levels of customer satisfaction, addressing issues efficiently and effectively.

  • Inspections and Reporting: Conduct regular site inspections and audits to identify maintenance needs, ensure compliance, and provide regular reports on portfolio performance, risks, and solutions to line managers.
Experience \& Qualifications
  • Experience: 5\+ years’ experience at a management level in Facilities or Estate Management, with proven multi\-site portfolio experience being essential.

  • Qualifications: Essential: Minimum GCSE English Language \& Mathematics Level 5 / C Sound knowledge of Health and Safety legislation, and IOSH Managing Safely,
Desirable: Professional accreditation to the Institute of Occupational Safety and Health (TechIOSH); Member of The Institute of Workplace and Facilities Managers (minimum MIWFM); Member of The Royal Institution of Chartered Surveyors (MRICS).
  • Technical Knowledge: Strong understanding of building systems (e.g., HVAC, electrical, plumbing), and both hard and soft facilities services.

  • Soft Skills: Excellent leadership, communication, negotiation, problem\-solving, and time management skills, with the ability to manage multiple priorities and work under pressure.

  • IT Literacy: Proficiency in Microsoft Office Suite, and H\&S compliance systems (e.g. Vantify, Riskwise).

  • Travel: A full UK driving licence and willingness to travel frequently across a national portfolio as required, including to the Head office in Manchester

Company benefits

· Salary £38,500 per annum dependant on experience.

· Car allowance.

· 37\.5 hours per week.

· 25 days holiday per annum.

· Position is home based with travel to sites within a national portfolio and Manchester required.
