Calton Living is an independent serviced apartment operator with a growing portfolio of self catering apartments and serviced apartment buildings across Edinburgh and London.
As we continue to grow, we're looking for an ambitious Marketing Manager to build and lead our marketing function. This is an exciting opportunity for someone who enjoys combining strategy with hands\-on execution and wants to make a measurable commercial impact.
The Role
We're looking for a commercially minded marketer who can help us to achieve our primary objectives of increasing direct bookings and strengthening our brand.
This is a broad, commercially focused marketing role where you'll be responsible for developing and delivering our overall marketing strategy.
You'll work across digital marketing, brand development, content creation and performance marketing to drive website traffic, improve conversion rates and build brand recognition.
This role would suit someone who enjoys variety and is equally comfortable analysing Google Analytics reports as they are creating engaging social content or planning a new campaign.
We’re a small team, and this is currently the only in\-house marketing role, meaning that being pro\-active, detail\-orientated and able to work independently is a must.
Key Responsibilities
· Develop and implement Calton Living's overall marketing strategy.
· Increase direct bookings and reduce OTA dependency.
· Manage paid search (Google Ads) and paid social campaigns.
· Improve SEO performance and organic website traffic.
· Monitor website and social media profile performance using Google Analytics and other reporting tools.
· Create engaging content across Instagram, Facebook, TikTok and other channels. Coordinate photography, video and other creative assets where required.
· Develop a content calendar including social media posts, blogs and email marketing.
· Build and strengthen the Calton Living brand across all customer touchpoints.
· Manage CRM and email marketing campaigns to encourage repeat bookings.
· Measure marketing ROI and produce regular performance reports.
· Identify new marketing opportunities, partnerships and promotional campaigns.
· Ensure all marketing materials are consistent with our brand.
About You
We're looking for someone who combines creativity with commercial thinking.
You'll ideally have:
· 5\+ years’ experience in a digital marketing or marketing management role.
· Strong understanding of SEO, PPC and paid social advertising.
· Strong analytical skills with the ability to turn data into actions.
· Excellent copywriting and content creation skills.
· Experience managing social media accounts professionally.
· Knowledge of email marketing and CRM platforms.
· Excellent organisation and project management skills.
· Experience using Google Analytics (GA4\) and Google Tag Manager.
Desirable
· Hospitality, hotel or travel industry experience.
· Experience with booking engines and conversion optimisation.
· Basic graphic design skills (Canva or Adobe).
· Photography or video editing experience.
Success in this role will be measured by:
· Growth in direct bookings.
· Increase in website conversion rate.
· Reduction in OTA commission costs.
· Growth in organic website traffic.
· Improved return on advertising spend (ROAS).
· Growth in email database and repeat bookings.
· Increased brand awareness and engagement.
· Delivery of a consistent, professional brand presence.
Pay: £45,000\.00 per year
