Maintenance Surveyor

About the Role We are seeking an experienced and customer-focused Building Surveyor to join our Property Services team. This is an exciting opportunity for a motivated professional who is passionate about delivering high-quality repairs, maintenance, and void property services while ensuring excellent customer outcomes.

Reporting to the Senior Maintenance Surveyor, you will play a key role in managing responsive repairs and void works across our housing portfolio. You will undertake inspections, diagnose building defects, prepare specifications, manage contractors, monitor quality, and ensure compliance with all relevant health and safety and regulatory requirements.

The successful candidate will have strong technical knowledge, excellent communication skills, and the ability to balance customer needs, contractor performance, and budgetary controls.

Key Responsibilities • Manage responsive repairs and void works from inspection through to completion.

• Diagnose building defects and prepare detailed specifications for remedial works.


• Obtain quotations and estimates in accordance with procurement procedures.


• Monitor contractor performance and ensure works are completed to the required standards, timescales, and budgets.


• Undertake pre- and post-inspections, quality assurance checks, and snagging inspections.


• Carry out health and safety site inspections and ensure contractor compliance with risk assessments and method statements.


• Manage customer complaints, taking ownership and providing clear written responses where required.


• Maintain accurate records of inspections, variations, contractor performance, health and safety matters, and customer interactions.


• Provide technical advice and support to colleagues on building construction, maintenance, and defect-related matters.


• Review drawings and specifications for new developments and provide recommendations where necessary.


• Promote continuous improvement by identifying efficiencies and service enhancements.


• Support customers in using digital self-service channels, including customer portals and mobile applications.


• Build positive working relationships with residents, leaseholders, contractors, consultants, and internal stakeholders.
