We are looking for an experienced and proactive Maintenance \& Facilities Manager to manage the day\-to\-day reactive maintenance operations across a portfolio of residential properties, including houses and apartments.

The role will involve managing maintenance issues from the initial report through to completion, coordinating tenants and contractors, arranging inspections, obtaining quotations, monitoring works and ensuring that repairs are completed efficiently, safely and to a high standard.

This is a hands\-on residential maintenance role. The successful candidate will be responsible for the reactive maintenance function and will work closely with contractors, tenants, property management and internal teams.

Key Responsibilities

Reactive Maintenance

  • Manage day\-to\-day reactive maintenance across residential houses and apartments.

  • Receive, assess and prioritise maintenance requests, including urgent and emergency repairs.

  • Manage maintenance jobs from initial report through to completion.

  • Liaise with tenants regarding reported issues, access arrangements, appointments and updates.

  • Arrange the appropriate contractor for each repair.

  • Coordinate plumbing, electrical, heating, carpentry, roofing, drainage, general building and other residential maintenance works.

  • Follow up outstanding jobs and ensure issues are fully resolved.

  • Attend properties when required to assess maintenance issues and determine the appropriate repair.
Contractor Management
  • Coordinate a network of plumbers, electricians, heating engineers, carpenters, builders and other contractors.

  • Allocate jobs to the appropriate contractor and monitor response times.

  • Request and review quotations for reactive maintenance works.

  • Assess quotations and ensure proposed works are appropriate and cost\-effective.

  • Monitor contractors' attendance, workmanship and completion of works.

  • Follow up contractors where jobs remain incomplete or require further attention.

  • Review photographs, reports, certificates and completion information provided by contractors.

  • Maintain good working relationships with reliable contractors and identify suitable new contractors when required.
Property Inspections
  • Carry out property inspections where required to investigate maintenance issues.

  • Identify repair and maintenance requirements during inspections.

  • Prepare clear scopes of work for contractors.

  • Identify essential repairs and recommend appropriate solutions.

  • Carry out follow\-up inspections where necessary to verify completed works.
Compliance \& Safety
  • Ensure maintenance works are carried out in accordance with relevant health and safety requirements.

  • Coordinate maintenance relating to heating systems, boilers, fire safety, ventilation, electrical systems, plumbing and other property services.

  • Ensure appropriate certificates and documentation are obtained from contractors where required.

  • Work with qualified and appropriately accredited contractors for specialist works.
Administration \& Cost Control
  • Obtain and manage quotations for reactive maintenance works.

  • Monitor maintenance costs and ensure works remain within approved budgets.

  • Review contractor invoices against the agreed scope and completed works.

  • Maintain accurate records of jobs, quotations, costs and completion details.

  • Ensure photographs, reports, certificates and invoices are recorded against the relevant job.
Systems \& Reporting
  • Manage maintenance jobs through the company's job management system.

  • Keep property, contractor and job records accurate and up to date.

  • Monitor outstanding, completed and overdue maintenance jobs.

  • Provide regular updates on reactive maintenance activity and outstanding works.

  • Help improve maintenance processes, systems and contractor management procedures.
The ideal candidate will have:
  • Previous experience in residential property maintenance, housing maintenance, facilities management, property management or a similar role.

  • Strong practical knowledge of residential maintenance and building services.

  • Experience coordinating multiple contractors and trades.

  • Good knowledge of plumbing, heating, electrical, carpentry and general building repairs.

  • Experience managing reactive maintenance from report through to completion.

  • Experience dealing directly with tenants and contractors.

  • Experience obtaining and reviewing contractor quotations.

  • Good understanding of health and safety requirements in residential maintenance.

  • Excellent organisational and time\-management skills.

  • Strong communication and interpersonal skills.

  • Good problem\-solving skills and a practical approach to maintenance issues.

  • Ability to prioritise multiple jobs and work effectively under pressure.

  • Strong attention to detail.

  • Good IT skills and confidence using job management systems, Microsoft Office and Excel.
Pay: €40,000\.00\-€44,000\.00 per year
