LETTINGS MANAGER
THE ROLE
An exciting opportunity has arisen for an experienced Lettings Manager to join a successful and independent estate agency.
This is a key role within the business, responsible for the day\-to\-day management and performance of the lettings department, overseeing a portfolio of properties, developing landlord relationships and driving new business.
The successful candidate will be an experienced lettings professional with a strong and demonstrable understanding of relevant residential lettings legislation and compliance.
ESSENTIAL REQUIREMENT – LETTINGS LEGISLATION \& COMPLIANCE
A strong, up\-to\-date knowledge of relevant residential lettings legislation and compliance is essential for this position.
The successful candidate must have practical experience working within the lettings industry and be confident ensuring that properties, landlords and tenancies comply with all relevant legal and regulatory requirements.
You must be able to demonstrate:
- Strong knowledge of current residential lettings legislation.
- Practical experience managing lettings compliance.
- An understanding of landlord and tenant legal responsibilities.
- Experience ensuring the correct documentation and processes are followed.
- Confidence advising landlords on relevant legal and compliance matters.
- A commitment to keeping up to date with changes in legislation and regulation.
- Excellent attention to detail when dealing with tenancy and compliance matters.
KEY RESPONSIBILITIES
- Manage the day\-to\-day operation of the lettings department.
- Oversee and manage a residential property portfolio.
- Ensure all properties and tenancies comply with current legislation and company procedures.
- Maintain strong relationships with landlords, tenants and applicants.
- Conduct property appraisals and provide accurate rental valuations.
- Generate new landlord instructions and grow the managed portfolio.
- Develop new business opportunities and maximise departmental revenue.
- Manage the lettings process from instruction through to tenancy commencement.
- Coordinate viewings, applications, referencing and tenancy progression.
- Negotiate offers and agree tenancy terms.
- Minimise void periods and maximise rental opportunities for landlords.
- Deal confidently with landlord and tenant queries and resolve issues effectively.
- Ensure all required documentation, certificates and compliance procedures are maintained.
- Keep up to date with changes to relevant lettings legislation.
- Monitor departmental performance against agreed targets.
- Support, motivate and develop members of the lettings team.
- Identify opportunities to improve processes, customer service and profitability.
- Work closely with the wider estate agency team to maximise cross\-selling and new business opportunities.
We are looking for an experienced and knowledgeable lettings professional who is ready to take ownership of a successful independent lettings operation.
You will ideally have:
- Proven experience within residential lettings.
- Previous experience at Lettings Manager, Senior Lettings Negotiator or similar level.
- Strong practical knowledge of relevant residential lettings legislation and compliance.
- Excellent attention to detail and a thorough approach to compliance.
- Strong knowledge of the lettings process from instruction through to tenancy.
- Experience dealing directly with landlords and tenants.
- Proven ability to generate new business and win instructions.
- Excellent communication and negotiation skills.
- Strong organisational and time\-management skills.
- A commercial and target\-driven approach.
- The confidence to make decisions and take ownership.
- Experience mentoring or managing other members of a lettings team would be advantageous.
