ROLE OVERVIEW

Cozee Properties is seeking an experienced and driven Lettings Manager to lead our Central London lettings operation. This is a senior role at the heart of our business, combining hands\-on portfolio management with team leadership and business development.

You will manage and grow a mixed residential lettings portfolio, working with both UK\-based private landlords and international investors; a client base that demands polished communication, cultural awareness, and a consistently high standard of service.

Leading a small team of lettings professionals, you will be responsible for winning new landlord instructions, retaining existing clients, and ensuring every property in your portfolio is let efficiently, compliantly, and in a way that reflects the Cozee brand.

ROLE EXPECTATIONS

This role requires a confident, commercially minded leader who can balance the demands of day\-to\-day lettings management with the longer\-term goals of portfolio growth and team development.

You will take full ownership of lettings performance across your portfolio — from instruction through to tenancy start — while simultaneously coaching your team, building landlord relationships, and identifying new business opportunities.

A proactive mindset is essential. You will anticipate market shifts, manage client expectations with honesty and clarity, and continuously raise the standard of service that Cozee is known for.

  • Your portfolio is growing — more properties, stronger landlord relationships, higher revenue

  • Void periods are minimised and rental values are optimised for every landlord

HOW YOU'LL SPEND MOST OF YOUR TIME

Most weeks, you will be:

  • Leading and managing your lettings team — setting expectations, reviewing performance, coaching day\-to\-day

  • Building and maintaining relationships with UK\-based and international landlord clients

  • Carrying out lettings valuations across Central London and winning new instructions

  • Overseeing the full lettings process from lead generation through to tenancy commencement

  • Managing your pipeline and ensuring your team hits letting targets and conversion rates

  • Handling complex client queries, negotiations and escalations with professionalism

  • Ensuring all lettings activity is compliant with current legislation and Cozee's internal standards

  • Monitoring market trends and feeding insight back into pricing, marketing and strategy

  • Collaborating with the Property Management team to ensure seamless handovers at tenancy start

  • Representing Cozee at client meetings, networking events and industry forums where relevant
You will be office\-based at our Gray's Inn Road office, with regular property visits and client meetings across Central London.

WHO THIS ROLE IS FOR

This role is ideal for someone who:

  • Has a strong track record in residential lettings, ideally in Central London

  • Has experience leading or mentoring a lettings team, however small

  • Is commercially driven — motivated by winning instructions and growing a portfolio

  • Builds genuine, lasting relationships with landlords and treats every client as a priority

  • Is ARLA Propertymark qualified or actively working towards qualification

  • Communicates with confidence and clarity — in person, on the phone, and in writing

  • Takes ownership, sets the standard for their team, and leads by example

  • Understands the needs of both domestic and international property investors
EXPERIENCE THAT HELPS
  • Proven residential lettings experience in a Central London market

  • ARLA Propertymark qualification (or demonstrable progress toward it)

  • A track record of winning new landlord instructions and growing a lettings portfolio

  • Experience managing, coaching or developing a small team

  • Strong knowledge of current lettings legislation: Tenant Fees Act, Housing Act, Right to Rent, deposit protection

  • Familiarity with working with international investors and overseas landlords

  • Experience using a lettings CRM and property portals (Rightmove, Zoopla, OnTheMarket)

  • A network or reputation in the Central London lettings market is a genuine advantage
