As we continue to grow, we're looking for an enthusiastic and driven Head of Portfolio Growth \& Lettings Operations to help oversee our lettings department, strengthen portfolio performance, and support the next stage of the company's development.

Key Responsibilities
Portfolio Growth \& Business Development
- Identify and secure new property opportunities.
- Build strong relationships with landlords, developers, investors, and agents.
- Expand the company portfolio through management, partnership, and rent\-to\-rent opportunities.
- Attend viewings, networking events, and business meetings.
- Analyse opportunities and support strategic company growth.
- Work closely with directors on expansion initiatives and long\-term business planning.
- Oversee daily lettings operations and portfolio performance.
- Drive occupancy levels and minimise void periods.
- Ensure properties are marketed effectively and competitively.
- Monitor enquiry levels, viewing conversions, and move\-in performance.
- Develop strategies to increase revenue and improve operational efficiency.
- Source and secure high\-quality, long\-term tenants.
- Carefully assess applicants to ensure strong long\-term occupancy potential.
- Build retention strategies that reduce unnecessary tenant turnover.
- Manage renewals, relocations, and retention negotiations.
- Create positive tenant experiences that encourage long\-term stays.
- Lead, motivate, and develop the lettings team.
- Set ambitious but achievable targets and KPIs.
- Conduct regular team meetings and performance reviews.
- Coach team members to improve sales, negotiation, and customer service skills.
- Create a positive, high\-performance culture built around accountability and growth.
- Oversee tenant issues from report through to successful resolution.
- Coordinate closely with maintenance and administrative teams.
- Improve systems, processes, and operational standards.
- Produce performance reports and recommendations for directors.
- Take ownership of departmental results and continuous improvement.

The ideal candidate will have:
- Experience in lettings, property management, rent\-to\-rent, or a similar property environment.
- Previous leadership, supervisory, or team management experience.
- A good understanding of occupancy, revenue, and what drives portfolio performance.
- Strong communication, negotiation, and relationship\-building skills.
- Confidence when dealing with landlords, tenants, and business partners.
- A proactive approach with the ability to identify opportunities and solve problems effectively.
- High levels of motivation, organisation, and personal accountability.
- A positive attitude, good energy, and a willingness to lead by example.
- The ambition to develop their career and grow alongside a fast\-moving property business.
- Full UK Driving Licence.
- Access to a vehicle advantageous.
- Ability to commute to South West London.
Pay: £25,000\.00\-£100,000\.00 per year
