About the Role
An exciting opportunity has arisen for an experienced Estates professional to join a large NHS organisation as a Senior Estates Operations Manager. Reporting into the senior leadership team, you will lead the operational delivery of Estates services across a multi-site healthcare estate, ensuring statutory compliance, safe operation of critical infrastructure, and effective maintenance delivery.
This role offers the opportunity to lead a multidisciplinary workforce, drive service improvements, and contribute to the strategic management and development of a complex healthcare estate.
Key Responsibilities
- Lead the delivery of operational Estates services across multiple sites.
- Ensure full compliance with statutory inspections, Planned Preventative Maintenance (PPM), and Statutory Preventative Maintenance (SPM) programmes.
- Manage reactive maintenance services, ensuring timely resolution of issues and minimal disruption to clinical services.
- Develop and monitor KPIs to improve maintenance performance and compliance assurance.
- Lead and develop a multidisciplinary Estates workforce, promoting modern and efficient ways of working.
- Support estates backlog management and help maintain estate condition standards.
- Oversee contractor performance, permits to work, health and safety systems, and compliance reporting.
- Contribute to capital works, infrastructure improvement projects, and sustainability initiatives.
- Manage operational budgets and support cost improvement programmes.
- Provide technical reports, compliance updates, and assurance data to senior leadership and governance groups.
- Significant senior Estates operational management experience within the NHS, healthcare, public sector, or a complex private-sector environment.
- Extensive experience managing compliance, PPM/SPM programmes, and statutory maintenance activities.
- Experience leading multidisciplinary technical teams across multiple locations.
- Strong budget management experience, including revenue and capital expenditure.
- Proven track record of delivering service improvements and managing organisational change.
- Experience managing external contractors and service providers.
- Knowledge of relevant HTMs, SFG20, health and safety legislation, and Estates compliance requirements.
- Experience producing reports and presenting information to senior stakeholders.
- Degree qualified (or equivalent experience) in an Estates, Engineering, Building Services, or related discipline.
- Membership of a relevant professional body such as MIET, CIBSE, SOE or equivalent.
- Health & Safety qualification (NEBOSH, IOSH or similar).
- Evidence of continuing professional development.
- Strong leadership and people management capability.
- Excellent communication and stakeholder management skills.
- Ability to influence and negotiate effectively within a complex environment.
- Strong analytical, project management, and problem-solving skills.
- Ability to balance operational priorities while maintaining compliance and service delivery standards.
- £33.52 per hour (umbrella)
