Role Overview
This is an excellent opportunity for an ambitious, commercially minded surveyor to join a dynamic property company and take ownership of a varied commercial portfolio. You will play a key role in maximising asset performance across the portfolio, working closely with the senior leadership team on all aspects of asset management, leasing, and portfolio strategy.
You will be expected to work proactively and independently, managing occupier relationships, driving rental income, and identifying opportunities to add value across the portfolio.
Key ResponsibilitiesAsset \& Portfolio Management
- Manage day\-to\-day performance of a commercial property portfolio across office, retail and/or industrial assets
- Monitor income, occupancy and lease events to proactively manage risk and opportunity
- Prepare and maintain asset management plans, reporting regularly to senior leadership
- Identify and implement initiatives to enhance asset value and income returns
- Lead leasing activity including new lettings, renewals, regears and lease restructuring
- Negotiate heads of terms and liaise with solicitors through to lease completion
- Manage occupier relationships, handling queries, approvals and lease compliance matters
- Advise on rent reviews, break clauses and dilapidations in conjunction with external advisors where required
- Support the appraisal and due diligence process for acquisitions and disposals
- Prepare and review investment reports and financial appraisals
- Liaise with agents, solicitors, lenders and other stakeholders throughout transactions
- Monitor and report on portfolio KPIs including occupancy, WAULT, void costs and rental performance
- Assist with budgeting and service charge management across managed assets
- Prepare board\-level and investor reporting as required
- Build and maintain strong relationships with tenants, agents, solicitors and other professional advisors
- Keep abreast of market trends, comparable evidence and relevant legislation
- Support wider business initiatives and ad hoc projects as required
- RICS accreditation required (MRICS qualified)
- 3–5 years’ experience in commercial property, with a focus on asset management or portfolio management
- Strong knowledge of commercial leases, lease events and landlord \& tenant matters
- Experience managing occupier relationships and leading leasing negotiations
- Financially literate with the ability to interpret investment appraisals and property reporting
- Highly organised, self\-motivated and able to manage a varied workload independently
- Excellent communication, negotiation and interpersonal skills
- Experience across mixed\-use or multi\-sector portfolios (office, retail, industrial)
- Familiarity with property management software (e.g. Yardi, MRI, Tramps)
- Experience working within a private property company or family office environment
