Role Summary
An exciting opportunity for an experienced Commercial Manager to take ownership of the commercial and contractual performance of multiple construction and fit\-out projects. The successful candidate will be responsible for maximising project profitability, managing commercial risk, ensuring contractual compliance, and supporting the successful delivery of projects from pre\-construction through to final account settlement.
This role requires a commercially astute individual with strong leadership, negotiation, and stakeholder management skills, capable of working collaboratively with project teams, clients, consultants, and the supply chain to achieve successful project outcomes.
Key ResponsibilitiesCommercial Management
- Manage all commercial and contractual aspects of multiple projects simultaneously.
- Prepare, monitor, and maintain project cost plans, budgets, forecasts, and final accounts.
- Produce accurate monthly Cost Value Reconciliations (CVRs), cash flow forecasts, and commercial reports.
- Monitor project profitability and implement strategies to maximise commercial performance.
- Support the preparation and submission of tenders where required.
- Administer contracts in accordance with agreed terms and conditions.
- Ensure contractual obligations are met and company interests are protected at all times.
- Manage change control procedures, including pricing variations, securing instructions, and negotiating agreements.
- Issue contractual notices and maintain records relating to delays, extensions of time, loss and expense claims, and other contractual matters.
- Lead the negotiation and agreement of final accounts with clients and subcontractors.
- Prepare procurement schedules and manage subcontractor procurement activities.
- Negotiate and place robust subcontract orders in line with project programmes and commercial objectives.
- Manage subcontractor and supplier accounts, ensuring value for money and contractual compliance.
- Monitor subcontractor performance and proactively resolve commercial issues.
- Prepare and submit interim valuations, payment applications, and invoices in accordance with contractual requirements.
- Manage cash collection and ensure timely certification and payment processes.
- Monitor project expenditure and identify opportunities for cost savings and value engineering.
- Work closely with operational teams to control project costs and improve commercial outcomes.
- Collaborate closely with project managers, site teams, consultants, and clients to ensure successful project delivery.
- Participate in project meetings and provide commercial advice and support.
- Build and maintain strong working relationships with key stakeholders.
- Support risk identification, assessment, and mitigation throughout the project lifecycle.
- Promote a culture of professionalism, integrity, collaboration, and continuous improvement.
- Provide guidance and support to colleagues and project teams.
- Encourage innovation and contribute to the development of best practice across the business.
- Maintain accurate commercial records and ensure compliance with internal procedures.
- Proven experience in a Commercial Manager, Senior Quantity Surveyor, or similar commercial leadership role within the construction, fit\-out, or refurbishment sector.
- Strong understanding of construction contracts, commercial management, procurement, and cost control.
- Experience managing multiple projects simultaneously.
- Excellent knowledge of contract administration, valuations, variations, CVRs, forecasting, and final accounts.
- Strong negotiation, communication, and stakeholder management skills.
- Ability to analyse commercial data and make informed business decisions.
- Proficient in Microsoft Office and commercial management systems.
- Experience within high\-end fit\-out, refurbishment, or interior construction sectors.
- Knowledge of JCT and NEC forms of contract.
- Previous estimating or pre\-construction experience.
- Degree qualified in Quantity Surveying, Commercial Management, Construction Management, or equivalent industry experience.
- CSCS Card.
- Membership of a relevant professional body or working towards professional accreditation.
- Chartered status or professional membership (RICS, CIOB or equivalent).
