About Local Maintenance Services

Local Maintenance Services (LMS) is a new and growing property maintenance company covering Kent and London.

We provide reliable commercial maintenance and repair services to organisations including:

  • Schools and academies

  • Estate and letting agents

  • Property management companies

  • Offices and commercial premises

  • Medical practices

  • Nurseries and childcare settings

  • Landlords and managing agents
Our services include general property maintenance, repairs, decorating, carpentry, plumbing, flooring, doors and locks, reactive maintenance, planned works and general handyman services.

We are now looking for a confident, organised and personable Business Development \& Telesales Executive to help us grow our customer base and establish long\-term commercial relationships.

The Role

This is not a traditional high\-pressure call centre role.

You will be responsible for identifying potential customers, speaking with decision\-makers and introducing LMS as a reliable local maintenance contractor.

The main aim of the role is to develop relationships with organisations that regularly require property maintenance and ultimately get LMS added to their approved or preferred contractor list.

You will also help generate and book individual maintenance jobs where opportunities arise.

This role would suit someone who has previous experience in sales, recruitment, estate agency, account management, customer service, telesales or business development and is now looking for a professional position that fits around school hours.

Key Responsibilities

Your duties will include:

  • Making outbound calls to potential commercial customers

  • Contacting schools, academies, estate agents and property managers

  • Identifying the correct decision\-makers within organisations

  • Introducing LMS and explaining our maintenance services

  • Building relationships with prospective customers

  • Following up previous conversations and enquiries

  • Sending introductory emails and company information

  • Booking appointments and site visits where required

  • Generating opportunities for quotations

  • Asking customers about current and upcoming maintenance requirements

  • Booking smaller reactive maintenance jobs

  • Following up quotations

  • Maintaining an organised database/CRM of potential customers

  • Recording calls, conversations and follow\-up dates

  • Helping develop long\-term commercial maintenance accounts

  • Supporting the directors with business development activities
Who We Are Looking For

We are looking for someone who is confident speaking with people and comfortable picking up the telephone.

You should be:

  • Friendly and professional

  • Confident making outbound calls

  • Comfortable speaking with business owners, estate agents, school business managers and property managers

  • Organised and reliable

  • Persistent without being overly pushy

  • Comfortable following up customers several times

  • Able to build genuine business relationships

  • Motivated by achieving results

  • Comfortable working independently

  • Good with email and basic computer systems

  • Able to keep accurate records of conversations and follow\-ups
Previous sales or telesales experience would be beneficial, although we are more interested in finding the right person with confidence, personality and enthusiasm.

Experience within any of the following would be particularly useful:

Working Hours

Monday to Friday

10:00am–2:00pm

20 hours per week

The role has specifically been designed around school hours and may therefore be ideal for a parent looking to return to work or someone seeking a professional part\-time position.

There are no evening or weekend working requirements.

Salary \& Commission

£14\.00\-£15\.00 per hour

Approximately £15,600 basic salary per year, based on 20 hours per week.

In addition to the basic salary, the position includes an uncapped commission scheme rewarding you for bringing new customers and revenue into the business.

Commission will be paid for successful new accounts and business generated.

The more successful you are at developing LMS's customer base, the more you can earn.

Full details of the commission structure will be discussed during the interview process.

What Success Looks Like

The successful candidate will spend their working day actively developing new business.

Typical activities will include:

  • Approximately 25–35 targeted outbound calls per day

  • Speaking with potential decision\-makers

  • Developing a pipeline of future customers

  • Generating quotation opportunities

  • Arranging meetings and site visits

  • Winning new commercial accounts

  • Finding immediate maintenance jobs

  • Following up opportunities until a decision is made
We are far more interested in the quality of conversations and business generated than simply counting telephone calls.
