RAM Construction is an established and growing construction, surveying and project management business based in East Sussex. We work across domestic, commercial, maintenance, refurbishment and compliance projects, providing clients with a joined\-up service from initial survey through to specification, quotation and delivery.
As part of our growth plans, we are looking for a practical, commercially minded Building Surveyor / Contracts Manager to help develop our surveying and remedial works service while also supporting the wider project delivery process.
The Role
This is not a surveying\-only role and it is not a pure estimating role. The successful candidate will inspect properties, identify defects, recommend practical remedial solutions, prepare scopes of work and assist with pricing. They will also help ensure that won jobs are properly handed over, planned, bought, controlled, invoiced and reviewed.
The role sits between surveying, estimating and contract/project support. It is designed to help RAM Construction convert surveying and defect opportunities into profitable, well\-controlled construction projects.
This is a commercially important, target\-driven role. The successful candidate will help the company maintain discipline around three core targets: selling enough work, invoicing enough work and collecting enough cash each month.

- Damp and mould inspections

- EPC assessments, domestic and commercial where qualified

- Building condition surveys

- Reactive maintenance surveys

Key Responsibilities
- Carry out site visits, inspections and property surveys.
- Identify building defects and recommend practical remedial solutions.
- Produce clear, accurate and professional survey reports.
- Prepare scopes of work, specifications and schedules of works.
- Assist with estimating and pricing repair, refurbishment, maintenance and compliance works.
- Support the preparation of quotations and tender information.
- Liaise with clients, architects, subcontractors and suppliers to clarify requirements and obtain prices.
- Review drawings, specifications and technical information.
- Support handover from estimate stage into project delivery.
- Assist with job folders, health and safety information, drawings, specifications and project documentation.
- Support tendering, procurement and cost analysis.
- Attend site meetings where required.
- Support the project team during live delivery where technical clarification is needed.
- Identify variations, delays, missing information, missing materials and margin risks.
- Support final job costing and lessons learned reviews.
- Help ensure work is sold, invoiced and collected in line with company targets.
- Help develop RAM Construction’s surveying, remedial works and compliance service.
- Manage your own workload and communicate professionally with clients, contractors and colleagues.
This role is linked to the commercial rhythm of the business. The right person will help RAM Construction sell enough work, invoice enough work and collect enough cash to meet agreed monthly targets.
A performance\-related bonus scheme will apply. Bonus eligibility is linked to company targets, margin protection, quote quality, invoicing discipline, cash collection and the development of repeatable sources of profitable work.
There is also potential to benefit from recurring pipeline development, such as maintenance contracts, council or framework relationships, managing agents, architects, introducers, commercial clients and other referral sources that generate regular profitable work for the business.
What We Are Looking For
The ideal person will be practical, commercially aware and comfortable working across surveying, estimating and project support. They do not need to be a chartered surveyor, but they must be able to inspect a property, understand the issue, explain the solution and help turn that solution into priced and deliverable work.
Essential
- Experience in construction, property maintenance, surveying, estimating or building inspections.
- Good understanding of residential construction and common building defects.
- Ability to inspect a property and explain practical solutions.
- Ability to prepare scopes, schedules or specifications of work.
- Commercial awareness and strong attention to detail.
- Strong written communication and report\-writing ability.
- Confidence dealing with clients, tenants, contractors, suppliers and professional contacts.
- Ability to manage workload and follow a structured process.
- Target\-driven approach and willingness to support company performance.
- Full UK driving licence.
- Building Surveying qualification or relevant construction qualification.
- Domestic Energy Assessor qualification.
- Fire Door Inspection qualification.
- Damp and timber surveying experience.
- Fire compartmentation knowledge.
- Knowledge of Building Regulations.
- Experience pricing refurbishment, maintenance or remedial works.
- Ability to interpret drawings and technical information.
- Experience using Excel, Quotient or similar estimating tools.
- CIOB, RICS, CABE or similar membership would be helpful but is not essential.
- A recently qualified building surveying graduate who wants a practical, commercial role.
- A junior or assistant surveyor looking for more responsibility.
- An estimator with good construction knowledge who wants to move into surveying and inspections.
- A property maintenance professional with strong technical knowledge and report\-writing ability.
- Someone with damp, timber, fire door, EPC or compliance experience who wants to broaden their role.
